We Buy Any House

Hi,
I'm looking at selling my property fast and have seen a few adverts online such as We buy any house companies etc.
Has anyone been down this route and could advise if there is a good company to go with?

    Try auction, or price it right with an EA.


    Quick buy companies will pay much less, and are likely to drop the price again during the process, prob near to exchange.

    WILL drop the price again, because they need to get it as cheaply as possible so they get max profit from their quick flip.

    +1 to auction or price to move with an EA.

    Why do you need to sell yours so quickly?
  • My friend in the States runs such a business. They're great if you have a property that won't sell via the traditional estate agent route. He deals with a lot of properties that have extensive damage and then fixes them up to flip them.



    His main customer base is people who inherit a property from a distant relative. Often the property hasn't been updated in 40+ years and the person inheriting it lives in another state so wants nothing to do with it. He's done multiple ones where the deceased did not have their water turned off and had a leak or the pipes froze so extensive damage occurred by the time the relative found out.



    To be fair he doesn't change the price at the last minute, but if you have a habitable property you'll get a better price from an estate agent or auction.
  • If you do a search here on this kind of company in the UK you will find numerous warnings. The companies tend to make an offer and then reduce their offer at the last minute, when you are more or less committed.
    I was jumping to conclusions and one of them jumped back

    Not a question people who are regulars here would be likely to answer in the affirmative. They don't believe in Father Christmas or the Tooth Fairy either.

    Put your house up for sale at a bargain price. That's what the owner of our property did. She was sold to us for cash in 2 weeks and gone in 3 months. It'll be that long, whoever you use.

    With respect, what you describe is entirely different from the sort of buisness the OP mentions.

    We used Quick move now a few years ago and they were excellent. We knew our house needed a lot of investment and we found a new build that we really wanted. They initally valued ours at £100k, market values indicated around £120k but we knew we wouldnt achieve that. After the valuation they came back at £90k which we accepted. There was no pressure for us to complete which was good as our new house completion date moved back 5 times! They didnt change the offer price near completion or put us under any pressure. On moving day our money was transfered by 9.30am. They eventually sold on our property for £97k.
    Yes that cost us £7k but it was worth it us to to not be stuck in a chain or have a sale fall through.
    I guess it depends why you need a quick sale.

  • We sold our house to Quickmove 2 years ago and they were excellent, we agreed a reasonable price and everything went extremely smoothly. There was nothing wrong with our house but we just needed an extremely fast move for personal reasons and weren't prepared to wait for the length of time it usually takes to go the estate agent route. I can whole heartedly recommend Quickmove if your circumstances bar you from the traditional route.
