The Estage Agents are still doing good business.
Sellers are not reducing price.
The weekly newspaper's housing supplement still consists same number of pages (so no extra houses:o )
Banks are still lending high multiples of mortgages!

In fact the last quarter showed increases of 35%.
Now I don't doubt they will slow down / stagnate, but please remember every area in the UK is different and is affected differently.
What happens in Manchester, will not necessarily be the same as London, Dublin, Cardiff, glasgow or any other region

It's why sales volumes are down - there's a standoff in the market.
Sellers are holding out for the price they want to acheive, buyers have reduced the amount they are prepared (or are able) to pay so the market is no longer clearing.
Either sellers will have to cut prices or buyers will have to increase the price they are prepared to pay. The longer it goes on, the more sellers will be forced into the market which will reduce prices.
The effect on rents will be interesting. Will they rise as people who would have bought rent instead or will they fall as people that can't sell rent their house out? My feeling is that they will rise a little as such a large proportion of demand has been from BTLers and that demand seems to be choking off fast.
Now is a good time to buy at auction in terms of the likely discount over what you pay by buying on the open market IMO.0 -
