How can I evict my tenant in rent arrears when I didn’t protect deposit

I did it because the tenant was fully vetted and never caused an issue and she vouched for him.
Then within 6 weeks she realised her mistake, he refused to move out and she left. Leaving me to deal with the issue of removing the waster that refused to pay rent and trashed the property.
Will NEVER make that mistake again, I can tell you.
So instead of just charging your tenant rent, as you're entitled to. You formed this weird version reality where you and your mates should just go kick seven shades out of him?0 -

If only life were that simple J and ‘Normal’ LL didn't have the hassle of:- 7/8 months of serving notices,
- Waiting for court dates
- Attending hearings in a court (A place they have NEVER stepped foot in before)
- Then finally being awarded the possession - only to find that the tenant (I use that term loosely J ) completely ignores it
- Then having to pay more money and waste more time to get bailiffs to remove him, only to find that he moves out the day before they arrive taking his white goods.
- Calling the police who basically didn’t want to know.
- Costing a total of roughly 15K in lost rent/repairs and replacement of white goods.
What a blissful world it is… JJ
EDIT - For the LL I mean who sits in his ivory tower with his harem of women and the Tenants come and bow infront of him to pay him the rent.
:jTo be Young AGAIN!!!!...what a wonderfull thought!!!!!:rolleyes:0 -

- Waiting for court dates - Courts are busy places, you aren't the only civil dispute being heard. This is not unique to tenancy law
- Attending hearings in a court (A place they have NEVER stepped foot in before) - and?
- Then finally being awarded the possession - only to find that the tenant (I use that term loosely J ) completely ignores it - did your tenant know about it? remember the chap wasn't your tenant

- Calling the police who basically didn’t want to know. - for what?!
- Costing a total of roughly 15K in lost rent/repairs and replacement of white goods. - But your tenant, the woman, was liable for all this....

No forwarding address.

I love this comment by you 'did your tenant know about it'?'
Reminds me of the TV show on home repossessions by bailiffs.
Bailiff turns and says you are being evicted. The tenant says 'Really, I had no clue I was being evicted'
So the last 6/7/8/9 months of letters and the LL knocking on the door and no rent being paid - NEVER happened.
It must be the LL fault. -:):)
