I think it could have it's uses although the plans are far too inaccurate to check boundaries. It really doesn't work overlaying it on Google maps. Apparently I own a large chunk of my neighbour's dining room.
    Don't joke about that...

To be fair that article is nonsense, typical guardian tripe.

It is not up to the solicitor to check the title plan is correct, they never get to visit the property so how would they know? Likewise the original title plan was probably drawn up using a copy of the developers site plan and the poor sap with the red pen never actually visited the site to check and just assumed it went down the middle between the 2 properties.

I have always been given a copy of the title plan by the solicitor and specifically asked is this the property your are buying and do the boundaries look right. It is the fault of the purchaser that they didn't check the title plan properly or they would have spotted the error and flagged it up. How the hell did they miss that the boundary had been drawn half way across their bedroom and it included a traffic island in the road?

I just used the site on our current property and the one we are buying and the boundary markers on our current one have the whole area out by about 6-10ft. On the one we are buying, the boundary seems to be more defined but still subject to straight lines not taking account of wiggly bits shown on the title plan.

  • Have now tried this out myself and :D

    It's pretty useful imo.

I found out a couple of facts about my current house and one of them has certainly got me thinking :D:D:D:rotfl::rotfl: about just what I can say to a certain nfh if there is ever any "kicking off" from them ever again:D. I've just realised my house is a bit "better deal" for me than they were making out....

    Hello,

This is as a consequence of putting what is a 2D boundary over a 3D map - you can move these around manual by clicking on Title Number, then left-click-hold and then adjust your title accordingly. We also have alternative map views that you may prefer?

    Hope this clarifies this.

We do have the OS Mastermap in the platform, but only on the paid-for version as the map is quite expensive.

    Kind regards,

    Morning,

Yes, this is not an exact science, as it were. You'd think it would be! It often takes lawyers to get involved is parties can't agree!

The Land Registry have some interesting blogs about this - I can't add the links but search for hm land registry blog on boundary disputes. In fact there may be a few on there about house buying worth a peruse.

    Hope this helps.

Hi - I have used Nimbus maps for sometime, today I noticed that the red boundary info on properties has vanished, is this now a paid feature, or does it need turning on somewhere?

    Morning,

This is actually a licencing issue within Nimbus' data partner. They allow us three months of these outlines for free, enabling us to give Essentials for free, after that we can no longer display the red outlines, instead adding dark red 'pins' with an L in the centre. All the data is still there, just not the red boundary.

You can buy the official HM Land Registry documents through us to have a copy of the legal documents.

The way to get them back would be to switch to a paid-for subscription, but this is not really designed for single searches (for homeowners, as an example), more for those whose profession is property, property investment, development etc., so worth having a paid-for service.

    I hope this helps?
