Sounds to me as if the OP is already a LL at the property that is for sale.
If so, they could have made it clearer in their first post.
Also looks like the previous tenants was smart enough to leave on their terms/timetable rather than get notice from a cake and eat it greedy landlord.0 -

House prices don't always just increase....
I'm in the process of buying myself a wee house. They were built around 12 years ago. A quick look on the RM listing under "view more properties sold nearby" shows literally all of them have made a loss. Since 2007 coincidentally.....Honesty is the best poverty.0 -
Fair enough but haven’t values increased? I know other house have.
Stop guessing and do some proper research on what people are buying rather than buying yours.
A rightmove more than this analysis of SSTC and sold through prices in the area will give enough clues.

Accept the 115k offer.
You want rid of the house, they want to buy it, it’s a reasonable offer less than 5% under asking price.

That isn't for your street it is for the area covered by the first part of the postcode. That increase could be covered by places where prices are rising as well as your specific street where they appear to be falling.0
