    The downstairs layout. Porch , Hall, Study, etc. Does seem to result in wasted space though. From the floorplan a lot utilised in corridors.

    Agents are trying to obtain the best possible price for you. Depending on your urgency. All you can do is progressively reduce the price until it reaches a level where buyers bite.

    I know the area well and I agree. There is a massive difference between a village location outside of York and the other two areas, especially as some parts of Acomb are not very nice.

    The reason is price. It nearly always is.

    Because it is not in Acomb. There are some lovely properties in Acomb, but the area is not great. I would not buy a house there.

    Yeah I think should be factored in but another poster suggested comparing against Bishopthorpe and think maybe we are priced a bit high compared to similar properties there. It is really difficult to tell.

    Yeah that sounds like reasonable approach, we’re not desperate to sell at the moment so perhaps worth waiting a bit to see what happens.
  • The brown kitchen cupboards always put me off, nothing goes with them, neither white or silver white goods blend in, it always looks unmatched to me. Then there are black work surfaces.....Kitchen needs brightening up it's gloomy and dated.

    Acomb is a problem and I can't tell how close you are. People fight to live in Bishopthorpe, so comparisons aren't always exact..

    As others have said, if people are genuine buyers and know the area, the lack of interest is always down to the price of your property.
  • As someone who is selling and looking at houses for the next home, here is my feedback.

    - Parking doesn't look like you could get 2 cars on the drive. (Can you fit 2 on - if so, I would show a pic of this and put this in the description as a feature - off road parking for 2 cars reads better than off road parking and the pic not be obvious of how many cars would fit there.
    - Combined dining and living room - carpet where you eat, when you have kids it's a no for me. Id have to either change that and that would ruin the flow of that room or put something down every time we ate.
    - Not open plan to see your children eating whilst in the kitchen would be an issue for us also.
    - No bath - no good for a family with children.
    - No ensuite to master
    - I looked on the map and it looks close to a major road which I think has been referenced.

    + Study or a separate family/play room - possibly word it this way to give buyers an idea of other possibilities for the use of this space.
    + Bedrooms show double beds in so you can work on the basis that the bedrooms are of a decent size
    + Potential for a conservatory/summer room/orangery type room.

    Other thoughts...

    The thing I have noticed from looking at houses now is that you can't just look on the screen. We have been in homes where the room size has surprised us that it was actually bigger than expected and vice versa

    This brings me on to a shortcoming in your advert - no room sizes or descriptions in the main description (I know its on the floor plan but it should be in the description too.

    As an example;

    - Lounge/Diner - 22 1 x 11 4 - A spacious Lounge/Diner with french doors leading onto a south facing garden which leaves open the possibility to add further living or dining space with the addition of a conservatory/summer room etc.

    Study/Playroom/Family Room/Dining Room - 9 8 x 8 9 - This versatile space allows you to utilise this additional space in a flexible manner but currently used as a study etc... Offers the potential to have a 2nd living space/playroom for growing families or if you prefer a more formal dining space, this could be a dining room.


    I know what my rooms roughly measure and can do a rough comparison or compare with other properties that I have seen.

    You also have an opportunity to sell your house through the description and make it easier for your potential buyer to imagine them living there.

    The front picture needs to remove as much as your neighbours property from the first picture - i.e. more square on. My first thought is, which house am I looking at and regardless, I wonder if that grass in mine or if not who has to cut that grass.

    As someone who doesn't do gardening the detail above could be important - I would be thinking I wonder if I will end up with a neighbour equally lazy as me :) when it comes to cutting the grass?

    Its a difficult one but you only need 1 person to like your house so change what you can in terms of photos
