House on the market for 5 weeks but only 1 viewing

    Hehe, okay, okay, I concede the point, that place is bigger and cheaper. I have to say that I also tend look at how much house I am getting for my money so I get where you are coming from, that said location will surely make some difference. Our house is located in a separate village and is off the main road over-looking fields - that may be positive or negative depending on who is looking but could make a difference don't you think?

    Thanks for the support :). Yes, that sounds similar to our situation - we find it difficult to compare our house to others that have sold because I think we value different things to other people.



    That's why it's useful to see what other people think of our house and the price. We are wondering if we might be better off taking if off the market if it doesn't get interest in the next couple of weeks or so and try again in the spring.

    Thanks for the feedback, we had wondered if the lack of bath may be an issue. In your opinion, do you think it would be worth getting one put in to make the house more appealing to families?

    Viewings but no offers means a bit overpriced


    Viewings and offers mean you have got the price into about the right place for people to think you are serious about selling.



    The value of the house is what someone will pay you for it not a value that an estate agent gives you to get your business.


    Yeah take the point you make in the last sentence - I think we need to go away and think about this. The valuations we had were in the range £300-325k; I get that estate agents will over-value a bit to get your business but is it normal for them to over-value by about £50k/20%?

    You say that you bought the house for a good price. The reason that you bought it for a good price is because it was difficult to sell when you bought it so they had to sell it cheaper. That isn't a problem but you will just have to do the same if you want to sell it.


    Interesting - I hadn't considered that that car park would be an issue.


    Yeah, your thoughts regarding the price had occurred to me. It was only that the agent had said that just indexing up the price we bought it for got us close to £300k that gave me hope we could sell it for that. (Well that and the fact that none of the agents valued it lower than £300k).

    Hehe, yes I can why you think it might look like a business unit but it is just a house with people living in it.

    For my family it would indeed be a lack of a bath - could you get one in?


    Reason being is that we have an 8 month old and a 2 year old - clearly not going to be showering for a few years yet.

    I’ve been looking to move to a much larger property (Cheshire) for quite a while and I scour Rightmove avidly as well as receiving myriad email alerts.

    However, the number of property alerts that I receive which say ‘price reduced’ has become a veritable avalanche in recent months. It certainly seems to be a indicator of how the market is going at the moment.

    It also indicates that my own property will probably join the ranks of the ‘price reduced’ houses, which is not good news.

    However, the house I’m looking to purchase, with a bit of luck, will (when I actually find it!) be ‘price reduced’ as well,...which is very good news...potentially!

    P.S. my daughter lives in York (north side) and she is thinking about moving to larger home, but still in York.;...great place to live by the way. imo:)
