Three months after offer, buyer wants another viewing

    Re market, the buyer is a time waster, clearly can't get a mortgage in a timely manner or wanting excuses etc

    Stay calm. Don't rush and do something today that you might regret. Perhaps tomorrow give an ultimatum to exchange in a given time or it goes back n the market.

    Remember the buyer has spent money which does show some commitment. What does he want another surveyor to look at ?

    Nobody can say which way it'll go - but it's a journey and you've got this far. If you pulled out .... then you'd just be back to square one and the next buyer might put in the same request....

    You have made a decision and you're on a journey. There is absolutely no point in you pulling out .... you benefit nothing from that.

    Just continue ... it's the way it is sometimes...

    Let them survey, it could be nothing, if it is something it should effect every future survey too so you can fix it.

    Just let them do the survey.

    They will be paying for it so investing money and less likely to pull out.

    Just make it clear after the survey that exchange needs to happen within say 2 weeks.
    Should've = Should HAVE (not 'of')
    Would've = Would HAVE (not 'of')

    No, I am not perfect, but yes I do judge people on their use of basic English language. If you didn't know the above, then learn it! (If English is your second language, then you are forgiven!)
  • Op - you couldn't have really refused anyway. I think buyers are really jumpy at the moment they're just being really careful

    My buyers last year were similar. Pretty much said they weren't having a survey, then when everyone was talking exchange dates, decided they were going to have one. Then after that they wanted a structural engineer round to check out some cracks.


    I made it VERY clear to the EA I didn't want them to think they had me over a barrel if they were planning to drop the price just before exchange! The EAs assured me they were genuine and still as keen and were spending hundreds on the report. Turns out all was okay and they didn't drop the price, but I was on tenterhooks for a while (not helped by having a massive chain and everyone above were spitting feathers). Honestly, it was herding cats trying to sort everything and all agree on an exchange/completion date!


    So I agree with the others - let them go ahead, but maybe make the EA aware you are not impressed.

    Just to add to this - I am a buyer who will be viewing my prospective purchase for the 4th time in 2 months.

    I haven't met the vendor yet as the EA has always carried out the viewings but with only (hopefully) a couple of weeks to go until exchange, this viewing will be with the vendor and we will be discussing what she's leaving and also to clarify a couple of questions which might have got lost in translation through the EA.

    Things aren't always sinister.
