How to fairly divide maintenance on a private Road

I live on a private road of 6 properties. Our neighbour (No 1) & us (No 2) share electric gates and a shared drive. We split maintenance and electric 50/50 and this is not an issue.
The problem is that numbers 3, 4, 5 & 6 have their own vehicular entrance and their own electric gates. We are separated from them by a wall which has a pedestrian gate in it.
On the other side of this wall/gate are 2 x visitors parking spaces which our visitors and those of the other 5 properties may use. We also take our refuse/recycling through these gates for collection.
Now the issue is, We know we need to pay towards maintenance for the 'other side of the wall' as we may have deliveries/visitors & refuge collection but it states in our deeds that it is based on usage.
Is there anywhere/anyone who scan help us to calculate this fairly as one neighbour is totally unreasonable, as he believed he owned a visitors parking space and was abusive when our visitor parked in it. We have dealt with this via a dispute Specialist solicitor but this issue of maintenance is one we would all like to agree so we can move forward. We have also paid £4000 to create extra parking on our drive to create extra space for our visitors.
Ang help or guidance would be appreciated.

    Firstly the visitor space. It is often the case when dividing up the land that one house "owns" the visitor space, but the deeds then say anyone can use it as a visitor space, so they can't stop you just because they "own" it.

    Regarding maintenance. What work has been done ir is needing to be done? unless or until the road or parking spaces need repair, there is no need for anyone to pay anything. You could then point out to this neighbour he he "owns" the visitor space, he should pay to repair it.
  • Thank you ProDave but the visitors space is not owned by the unreasonable neighbour even though he thinks it is. We have just paid a dispute Specialist solicitor to find this out anx advise him accordingly.

    With regards to maintenance, there is a gate which is for use by 3, 4,5 & 6 (& us for visitors/deliveries) which the other properties want electrified and secured. We have to pay towards maintenance of the gate bug we all need to agree the ratio as our deeds are based on usage.
    Just need a fair way to calculate it.

    Please quote the exact wording in the deeds. As much as possible, but as a minimum the sections relating to maintenance, payments, fair usage etc.


    Please also specify:
    * relative sizes of all the properties (number of bedrooms/occupants)
    * number of vehicles owned/used by each property

    * frequency of visitors, deliveries etc (yours and other properties)
