@iammumtoone I could live without the access for the house and area yes. I could bring the bin through the house every other week no bother. What bugs me is someone saying "I'll do x regardless of illegality and you can't stop me". If I put up a fight and win, what's the next x? Will no 6 turn into real nfh as punishment for me kyboshing their land grab?
I don't know about the other neighbours/consent etc. This is all off the back of a quick coffee with one neighbour so I'm a bit thin on details and actual facts sadly. I wish I'd knocked on all the doors now!Shout out to people who don't know what the opposite of in is.0 -
Consider this.
At my old address, no property is currently worth less than £1/2 million and it's been about 30 years since that area last had 'dustbin men' collecting from the pedestrian lanes behind the houses.
People have treated the largely redundant access lanes in different ways: some are untouched, but overgrown, some are now part-gated with owners sharing keys, and a few houses have blocked-off all rear access and grown tall hedges.
This means some residents of expensive houses would rather have greater security than the convenience of not taking rubbish and bikes etc through the house. Even when I offered two landlocked properties access as part of a garden land sale, this was politely refused.
Knowing this won't change anything as regards your intended use of any pedestrian lane, or throw any light on the motives of No6, but it may be useful contextually, because human reaction to the partial redundancy of these RoWs is being repeated all over the country in similar ways.0 -

I take your point Davesnave. The fact that there are bloody big gates doesn't put me off per se, it's the access/tricky neighbour aspect that's niggling me. Neither of which may be true or insurmountable cos they weren't in when i knocked. If I can have a key I'm fine with it. Dragging my bin through the house or taking furniture through to the garden is not a major issue either. I should have spent more time going door to door being friendly/nosy and slurping down the coffees to get a wider notion of the lie of the land...

I know its a long way but can you find an excuse to go back and speak to neighbours again? Its a big decision and a lot of money (i am assuming you will lose money if you pull out at this stage?).0

I would have gone down again already if I still had my wee car. I was in a crash last week though and it’s written off

It's difficult for any of us to draw accurate conclusions, but if this neighbour on the end behaves like owns the place (which is inferred because he acts as the neighbourhood bin guardian), this could go south very quickly.
Maybe he'll decide that he needs a bit more of the lane to park a motorbike/ mobility scooter/ boat/ etc? So he might pop round and inform you that you now have to ask him to move it each time you need to get into your house?
I have seen neighbours behave like this -- they go round blocking in other people's cars, prams, etc or blocking disabled access. "It's OK love, just come round and let us know when you want to go out". No thank you!!
In your position I'd run a mile and take a hit on the £1k now you're aware of how this could unfold. I have a feeling this house is cheap for a reason.0 -
I have a feeling this may be one mistake which not only gives the lie to your signature, YBE but which you avoid making the first time. I also think it could serve as a cautionary tale for others. I am sorry this may not work out for you but please don't give up. There are always other houses and you will find the right one.0

We lost £1K we'd paid out in searches/survey etc on a house we were going to buy where the vendor had built a house in the garden and was moving into it. We discovered at a late stage that the title split we knew would happen, involved him trying to retain ownership of a path that had been created so that we could get from the front to the back garden around the side of our garage. We would be allowed to pass across this path, but not store anything on it. Which left nowhere for the bins (that were stored in the passage when we viewed!) that wasn't in the way. He also would have right of way to walk up our drive and along this path. The EA said he would try and reason with the vendor to get this changed so we did own the path. However, the red flags had been raised at this point and we decided we didn't want the vendor as a next door neighbour. His reason for wanting this, apparently, was so that he could maintain the back of his newly built 6ft high wall down the side of the path. How much maintenance he envisaged doing, in his 80s, to a brand new wall, was anybody's guess.Make £2025 in 2025
