    Thanks for those I will have a read .
    I am currently a tenant myself so it will be interesting to learn from the opposite side of the fence as a landlord .

    I am not going to sell the house as I may move back one day. It is undecided at the moment which is why I am renting it out .

    Then note that you can evict a tenant using a Section 8 ground 1 Notice provided that
    Not later than the beginning of the tenancy the landlord gave notice in writing to the tenant that possession might be recovered on this ground
    Schedule 2 (17 S8 Grounds a LL can use)


    Very few agents will do this for you unless you specifically instruct them to.

    Oh that’s really useful to know thank you.
    The odds are I will not live there again but it is too soon to say for definite yet and I have kept the house empty the last four months and decided I need to get it sorted and rented out as it should not be left empty.

    What about the locals who need to rent for a time because of personal circumstances? Aren't they allowed to live there just because they aren't at that time in a position to buy a house?

    I know how hard it is for locals - I lived there all my life .
    My house will be at the cheaper end of the market for the area - but locals can earn just as much as someone who isn’t local - the city is only a 20 minute drive away .

    Tough.

    A house sold/bought doesn't reduce houses available to be lived in, it just changes who lives in them.

    If the person who wants to rent rents it - then that means somebody desperately looking for "a permanent home to live in and own" misses out.

    You're asking locals to compete with commuters and pay the maximum possible a landlord can charge. I'm sure some of them can, but they shouldn't have to in their own home towns.

    The private rental market has failed a generation and must be dismantled.
