needed advice on how i can track down the owner of it
I wonder how you'd feel if the car park owner "tracked you down" and criticised the state of your car or the fact you're not in a suit when you use their facilities?

Its likely there is a freeholder with the 3 units as leaseholders or tenants. Highly unlikely a freeholder will care what an individual thinks, its up to the 3 leaseholders to ask for better maintenance as presumably they fund the car park.

So what? You're going to be travelling at a very low speed over it, you're going to find space enough to park your car and you're doing it for free. We have an abandoned retail outlet place in my town with a large car park that's not had any maintenance for years and many people use it. There's no lines on the floor any more, there's potholes everywhere and weeds cropping up around the edges but people seem capable of using it without any complaint.

The sign tells you who manages the site.
    http://www.colliers.com/uk - and gives a phone number...

Good luck. I doubt they'll particularly care.

Doesn't look too bad - just avoid the pot holes or drive over them slowly and if you feel inclined, pick up some liter and put it in the bin....

    Case Closed !

    What about private roads?
Sometimes drivers may hit a pothole on a road controlled by a business - for example, where a supermarket is responsible for the road or car park leading to its entrance.

Here the same legal principle applies - the private company in question still has a legal duty to keep the road safe (the rules are set out in the Occupiers Liability Act (OLA) 1957 for England, Wales and N Ireland - in Scotland it's the Occupiers Liability Act (OLA) 1960).

found the answer on this website, would be easy if that bit of land was registered on land registry
