New build demonstration query

  • Just have a sick day, or a sick afternoon if you have no leave yet. No one has 3 months when they can't take the time to do this unless possibly in the military
An answer isn't spam just because you don't like it......
  • I find it very strange you have not signed the missives - which house builder is this? You are usually only given up to 28 days to sign missives from date of reservation....

I would be surprised if the house builder allowed this - most don't.

To the OP - we have just moved into a new build - we were given 2 weeks notice of move in date - but we exchanged months earlier - assume as you are in Scotland it is different?

On what possible grounds can they stop you assigning an "agent" to work on your behalf?

No, it's much the same. So seems odd the OP hasn't concluded missives unless there's some other problem holding things up.

I know nothing about the Scottish system - I assume that concluding missives is the same as exchange in England?

Anyway our house builder wanted us to exchange within 4 weeks of us putting the £1k deposit down - this we were keen to do, as they were buying our house as well.

Why is having a professional snagger accompany the sales & site staff on the demonstration a higher H&S risk than having the buyer do exactly the same.

We never had a demonstration hand over. Just got the keys and went in. You have two years to get things sorted, repaired if problems. My only problem was how to work the new hob and google is your friend.
  • Hi all, sorry for not coming back sooner. The fact that missives have not been concluded set alarm bells ringing for me, the issue over the demonstration and handover was the final straw.

I've spoken to my solicitor who confirmed that the missives have not been concluded and the hold up is at their end. So something not quite right is going on here but I don't know what.

Thank you for all your help and advice, it's very much appreciated.
