New build demonstration query

    Firstly, it's unfair to say I'm not bothered about it - I am absolutely bothered about it! If I wasn't bothered I wouldn't be asking for advice on it, and I'd just sign the waiver saying I was happy to go without.

    Without this job there won't be a house purchase, so I can't just get another job.

    As I say, everything else has been carried out at the weekend so considering the sales office is only open at the weekend and the site manager is only available on weekdays it's not leaving any options.

    This is the final thing that's tipped me over the edge, I'm potentially a week away from it being habitable and I still don't have an entry date.

    I absolutely appreciate the importance of this, hence why I don't want to rush the demonstration but I'm not being afforded that luxury. I feel like I'm paying them a shedload of money and I have to pander to them repeatedly.

    I'm in Scotland so we don't exchange as such, but no, I've only paid the reservation fee as yet.

    So you haven't concluded missives? You're not legally committed to the purchase? You sure?

    Can you authorise someone else to do handover for you ?

    In England, it is not a formal handover as such as it usually takes place a few days before legal completion. The NHBC’s position is as follows:

    Note - it is only a recommendation. The opportunity to raise snags doesn’t end with legal completion. Two months on, I have had workmen in today rectifying defects that have only just come to light with use.

    I am pretty sure that if I had said to my small Developer ‘thanks for the offer of a handover but no thanks’ they would just have accepted it. All they are really interested in is a house sale.

  • When I spoke to the sales manager she was adamant the handover and demonstration had to take place with sales and site. Then when I said I can't make it on a weekday she said that it didn't need to be done, there was a waiver I could sign instead. But if it's so important why say it's not? I've been told so many things by them I don't know what's true.

    I've definitely not concluded the missives, as I say I've only paid the reservation fee and even though it was meant to be this week initially, I don't have a date of entry.

    If the handover is so important why would I expect someone else to do it if it's me who'll be living in the house?

    Pay a professional snagger. From what I've heard well worth it, they will spot much more than you, and it removes the issue of you not being able to get time off.
    Then look for another job, hopefully not getting one where one day off in 3 months isn't possible.
    I know they do things differently in Scotland but not having done missives yet getting entry to the house seems strange.

    Who ever had a "demonstration" when buying a non-new-build property...?

    If you can't make the times, then - hey-ho. You'll figure it out soon enough when you move in. Just like whoever buys it from you will have to do eventually.

    We did that (holiday), last week , collect keys this week, surprised that your missives aren't signed. We are also in Scotland.



    Don't look on this as you vs them, work with and it will be easier.

    To the OP - we have just moved into a new build - we were given 2 weeks notice of move in date - but we exchanged months earlier - assume as you are in Scotland it is different?

    No, it's much the same. So seems odd the OP hasn't concluded missives unless there's some other problem holding things up.
