Hi all,

Finally got our mortgage offer. Horay!

We have reserved a new build with Taylor Wimpey and wondered if anyone else has been in the same position.
The woman at TW was very friendly and says we've to just contact our solicitor but i wondered when its best to sign the missives (exchange contracts) before or after we choose our options?

  • First rule do not use their solicitor! Get a good local solicitor who will look after YOUR interests, not the house builder.
    Rule 2 get everything in writing sales people tend to exaggerate when describing things and time scales.

    I don't see how you could conclude missives before deciding on options, what if you agree to buy it and then they say you cannot have that particular kitchen you wanted. Also, and I'm not familiar with missives but surely when you sign youve agreed a price and the options affect the price.

    Seems you need to get a book on buying a house, with reference to Scottish law.
  • Options are charged separately to the house price and are paid for before usually at a time after you conclude the missives so they don't affect the house price. You can buy a house for £200k, add on £10k of options, but the house price will still be £200k, you just have to pay for the options separately.

    Interesting. Is that even if an option is say an upgraded kitchen or something else integral to the house ? Or even the kitchen itself, eg the house is £200k and then you can spend up to £5-£10k on a kitchen from a choice? How does that work with mortgages ?

    Yeah we're not daft, we have our own local broker and solicitor.

    you didn't specify in your OP, but mentioned about the developer's Solicitor
    "It is prudent when shopping for something important, not to limit yourself to Pound land/Estate Agents"

    To be fair I didn't mention the solicitor was the developers - but thats not important.
