Housing Association Regs?

Hello all. I live in a HA property and am wondering if there are any rules/regs that they must adhere to. An acquaintance who works for another HA said that they must publish their finances online. I'm wondering if this is true, as my HA doesn't appear to have any info online and hardly appears on any LHA lists. I also believe a HA has to not make a profit. It is a small HA with a group of 12 flats and a few houses, so isn't big, but has been around for about 80 years. It is currently managed by a local property letting agent.

The reason I want to know of their finances is due to the shoddy repairs and maintenance of the properties, and I'd like to know how exactly the income of these properties is being spent. I expect the majority of cash might be going to those that run the HA. I'd like to know who they are too. I'm wondering if it's something to do with the letting agent.

My main concern is that a neighbour directly above had to go to hospital as she was being slowly poisoned due to carbon monoxide. She'd felt ill for a good while before she was admitted and they realised what was at fault. This was about 6 months ago and her baxi boiler got condemned. They are only just getting a new one in this week. My boiler has been condemned now too, but as I have someone above and below me, getting a new combi in is more difficult and I've heard nothing since the LL and plumber came to look at the flat above as well as mine. The LL was trying his best to work around putting a new system in, even suggesting that the gas safety expert was not up to scratch and possibly lying.

I've tried searching for info but haven't found anything useful so hoping someone from here can point me in the right direction. Thanks.
There's a storm coming, Mr Johnson. You and your friends better batten down the hatches, because when it hits, you're all gonna wonder how you ever thought you could live so large and leave so little for the rest of us.

Look at any correspondence you have been given - are there any charity or company numbers quoted.
Never pay on an estimated bill. Always read and understand your bill

Have you asked? How long have you been waiting? Are you without heating and hot water?

What does their website say? Failing that ask the council.

Whether they are a charitable status or not will be usually on any paperwork.

Of course their staff get paid. So does your building insurance, gas servicing and other compliance obligations

The info will be a available

Can't get the multi quote buttons to work so doing this post the hard way. Excuse any faults, and thanks for the replies.

You'd think the LL, being in charge of a well established property company would realise the potential dangers. I'm not sure my neighbour mentioned about her hospital stay though as she said she doesn't like to make a fuss. I'd have gone mad at him myself.

No, it's all done through the property agent.

Sorry, have I asked what? I've been without heating for only a couple of weeks. My hot water got sorted in a few days as they fixed a faulty immersion, but that is horrendously expensive to run. They came a few days ago to look at three flats and see about the new boilers, but heard nothing since about when mine will be done. As I said, the one above has been waiting months and that is getting done this week. They looked at that one at the same time as mine.

There's nothing online that I can find about the HA. Never seen anything that indicates they are a charity.

Oh, another couple of points. A new fire alarm system got fitted a few years ago which has a constant fault displayed, and every now and again emits a high pitched beep for days on end, and the communal gardens are taken care of by residents, which they get no payment etc so that's an obligation the LL isn't paying for so you'd expect there to be a little extra income for certain things.

I am sorry I have no advice to offer but want to wish you the very best, OP. Have you considered approaching your MP about this issue?
  • Start off by looking them up in the list at

    https://www.gov.uk/government/publications/current-registered-providers-of-social-housing

which should show the legal status of the company and whether they are a charity or not.

Thank you, appreciate your wishes. I'll correspond with the LL a bit more and do a tad more research, but will certainly consider going to my MP.

Ah, thank you. That's great! They are on the list as a non-profit registered society. I've not got a clue what the difference is between that and the different charitable statuses.

Non profit means they put the rental income back into the business. That doesnt mean they have no funds though. That being staff, repairs, tenancy enforecment costs, compliance, contractors, building costs, overheads etc.

You aren't their only tenant and things cost money.

Assume your not comfortable sharing who they are?

They should have a repairs policy and a complaints procedure
