Seperation of title - use garage as home office

Does the garage have its own electric supply with a seperate meter?
Does it have a toilet and washing facilities?
Heating ? Insulated ?
Assuming not , then as well as planning permission being extremely unlikely to be given, this would be a very awkward place to work, and expensive/impractical to add these capabilities.
Just move and find somewhere you can have similar facilities such as large garage or space for large cabin in garden, or rent a small premises. It's quite likely the value you'd lose on sale by removing a roomy double garage and drive from your house and havinga small business sited next door, would be financially counter productive anyway.
You'd also not solve your commute problem and in some respects make it worse since at present you can nip out from house to garage and vice versa, after moving you'd need a 20 minute each way drive to make a coffee or have a pee.0 -
The garage does have electricity (separate fuse box) and water from the house. It has insulated wall and electric heater. There is no gas line in the area anyway. It also has toilet and basin.
So far I only used it as storage and not work in it. I take the point of being unsuitable as office as it is and without planning permission. I agree it can be costly to get all the work done, including separate main electricity etc.
A lot clearer what the challenge it can be. I will review my options and talk to accountant.
