Seperation of title - use garage as home office

Hi,
Over the past 3-4 years I have been using our detached double garage as office/storage for my mail order business (no shopfront and no visitor). It is about 15m away from our house and has its own access drive. We are planning to move closer to wife's work and schools (15-20 min drives away), but I would like to retain the business as it is. I am therefore looking to separate the garage/home office into a separate title.
My questions are:
1. Do I need planning permission to convert domestic garage into office/storage?
2. If separating title, can I keep the garage as domestice garage and continue using it for the mail order business?

2. Not sure what you mean by "keep as domestic garage" if that's not what you're using it for? You'll not be able to argue that it's ancillary to the adjacent house.0 -

I would have thought selling a house that's 'supposed' to have a detached double garage without said garage would considerably reduce the value of the house? Where are the new owners supposed to park their car/run their business from?No longer a spouse, or trailing, but MSE won't allow me to change my username...0

Thank you. Am I correct to say that I have to apply for planning permission to convert into office/storage, before apply to separate title of the land?
There are enough land between the house and the garage to allow new owner to build new single garage and using existing drive way. The separated double garage also has its own drive at present.0 -

I have read it that he would retain the seperate title and sell only the house. Therefore keeping his business premises.0 -
There's no point separating the title until you have planning permission for the change of use to business use, class B1.Everything that is supposed to be in heaven is already here on earth.

Fair enough. In that case then the OP just needs to use a TP1 when the sale happens and only sell the parts of the current title that he wants to. Probably easier than getting the Land Registry to split the title, which they only do if there's an actual need to do so.0 -
No, the title has nothing to do with the planning permission. You need to get the planning permission before you start using it as something other than ancillary to the house.composite7 wrote: »Thank you.
