House priced realistically?!

    I think it is priced realistically but displayed badly. A floorplan would be very useful. New pictures are necessary.

    In the new pictures, be sure to "declutter"... i.e. no toys or childrens' things in any of the pictures; no papers, nothing on the tables or countertops except for possibly a well placed vase of flowers. Oh and no magnets on the fridge, or things posted on bulletin boards etc. You might as well take the pics yourself since you have the time and the inclination to do it properly. What you want is light, neat and tidy.

    I've looked at hundreds of houses online in recent months and always look at the details first. I only look at the pics if there are enough rooms and they're big enough. Floorplans are very useful.

    Definately "de-clutter" your house and get EA around to re-do photos (you can always get your stuff back out after pix are done).....keep the rooms as simple as poss.....clear worktops, shelves etc, ..........in real life they aren't too distracting but in photos all the day to day stuff really takes ones attention away from the actual room....might help???

    I take your point, but a picture's worth a thousand words, as they say. :) Details and written dimensions will do fine, but if it's possible to have both written details *and* pics, why on earth wouldn't you?

    I agree that floorplans are extremely useful.
  • The two extra downstairs rooms would more than account for the price difference. I'm in a two bed terrace with a lounge and a kitchen/diner. Fine with just two of you. But add in the two kids and another room would be priceless!! If there are three bedrooms, you're looking at 3-4 people in the house at a time and the downstairs rooms in the other house couldn't cope with that. Yours could. If people are looking for a house to live in rather than rent out yours would be more attractive as long as they read the details. I'd get your EA back and make them use the camera flash this time!

    And I'm not far (relativley speaking) from you and the price of your house seems about right for the area from what I've seen.

  • Blimey, thanks for so many replies in such a short space of time. Will re-read them all in the morning. I agree that the pictures are rubbish - it was the first thing my girlfriend said to me. And yep, the house wasn't in the best state (!) when the pictures were taken, so I will make getting them re-done and the house much tidier a priority.

    I am re-assured that most people seem to think the house is priced not too far off the mark though :) I agree that floor plans would be great but it is not something my agent does. I know most people say to look past the decor and/or the clutter, but a good picture counts for a lot these days, that I know a lot of people looking at my property will be put of by.
