House priced realistically?!

Hello everyone,

I have just put my house on the market (see link below) and I am wanting some honest feedback in terms of expectations, especially in the current market, of what it has been valued at.

I know it needs some work in terms of updating the decor and also some work in the garden, which I am on with at the moment (typical isn't it - want to sell the house and only then do some work on it!).

I can't afford to do any more serious work to it (like getting it double galazed) so I know that will effect the final selling price. I have also included a link for another property on my street. It's muc smaller than mine and also on for £10k less, but internally it is much superior to mine!

Looking forward to your views (good or bad) and whether I need to re-align my expectations over the coming months. Just a note to say I am in no ruch to move and am not going to be looking at other houses myself until I have an offer accepted on mine.

    If the other one is under offer then yours doesn't look too bad at £10k more. It is much bigger and the other houses still needs a bit of TLC, IMO.


    I don't know the area though :o but you're obviously not wildly out. If the viewings start coming then you know you can't be too far wrong.

    I had more to spend in an area of similar prices. I spent 2 years in Huddersfield but now in Blackpool and I would consider looking at your house. I can only say the EA photos are a poor quality as they are too dark. The other house you show has much brighter pictures and looks slightly more attractive yet there photos dont show very much. I am sure brighter pictures will make your property stand out more. I can easily see past your decoration, your house although not my taste(i am early twenties) is nice. I have seen lots of houses that look grotty. Yours doesnt!

    The first thing that jumped out at me was the poor quality of your photos - did the EA take them? Your decor is quite dark, which in itself isn't a problem, but the bad photos make it even darker, (which could put people off) whereas the other place looks bright and cheery.

    As someone who would buy in that price range, I would probably go for the other house, even if it is mid terrace.

    The difference in price does seem quite large - does your place have any other benefits that the second place doesn't have? Can you afford to drop your price at all if you don't get any interest in the property?

  • I can't comment on the price because I don't know the area, but I would add some pots and hanging baskets at the front of the house (you'll take them with you when you move). I would also declutter as much as possible, for example I would remove the book shelves in the alcove beside the fireplace, remove personal family photos, magnets from the fridge, hide vacum cleaner, replace the vertical blinds with roller blinds or curtains and ask your EA to take better pictures with better lighting (and remove jumper from back of the chair and clutter from kitchen floor when they do!), that's all I can think of right now.     I am no expert but have been viewing houses of late. I would consider your house if I liked the area. Wouldn't consider the other one because it's not big enough and I prefer your garden. I would pay the extra for the space and overlook the presentation because I could deal with that. From TV programmes, it seems that this is unusual and you need to spend money to 'present your house for sale'.

    If you don't do that, you have to adjust the price accordingly. As I say, I'm no expert but I would have thought your house was worth £10k more for the larger kitchen, extra two rooms downstairs and the bigger garden. What else can families buy in the area for the same money?
  • I also noticed that your house is an end of terraced and i know that they normally up the price for those as you only have 1 set of neighbours.


    As mentioned if you have people coming through the door to view the property then it will give an idea of how good the price is. Also ask you estate agent once they have been for their feed back on your house.

    My thoughts so far:

    - The main picture is blurred and badly exposed, if your EA took it then I would have a few strong words with them and get them to sort it out
    - I'd consider taking the main pic from a better angle, on a sunny day and without cars in front - the angle chosen doesn't flatter it
    - In fact, clicking through, all the pictures are blurred and either over- or under-exposed, they are not showing your house at its best and you should really get those photos sorted as a priority
    - The kitchen decor puts me right off, I'm afraid, it is dark and strongly-coloured, if I were considering buying it I would want to redo the kitchen entirely. Better photos may help, especially if you can brighten the room up a bit
    - Mow the lawn in the garden, take down the washing line, and generally tidy up the garden before retaking those photos as it could look a lot neater which would be more attractive
    - Include a pic of the bathroom, that's something I'd always want to see - ditto bedrooms

    The second house (the one under offer) looks much better - the main picture is clear and bright, it looks airy and although the kitchen is horribly decorated, the living room looks much better (neutral decor etc) and the picture quality throughout is just so much better.

    If I saw those two houses and was looking to buy in that area, I'd view the second over the first, I'm afraid.

    None of which you can see in the pics, sadly - that's the problem for me, they need to get more and better pics up.
