It did include VAT according to email.
Have sent email stating too high and I was expecting £1200 and have had a reply saying we need to ask manger I guess you don’t get if you don’t ask and even if I save £50 better than nothing0 -

They monitor sales with the Land Registry. If they see the house was sold to Mr X (the new named owner of the Title), and Mr X was introduced by them, they will immediately send the seller (their client) an invoice.
Hence why I said in the absence of a contract.0 -
Just heard back from them and they have accepted the £1200 including VAT so happy with that0
