It doesn't really cost more to sell a £650K house than a £250K house, so given that people get 1% or better on £250K houses, you ought to be able to get lower on a £650K house.0

I am not an agent...but That's just as much an argument for putting up the price for sales at 250k than it is for putting down the price of sales at 650k. It is arguably more work to sell a more expensive property because as the price goes up, the pool of prospective buyers is smaller.0 -
Paid 1% in London, E4 last year. Others I know got cheaper fixed fees. I was happy enough with 1% though.2024 wins: *must start comping again!*0

I paid an agent 1% plus VAT to sell a £1.75m house. At first glance, you would think the same argument was true but in my case, the agent fee of £21k was well worth it since they achieved around £350k more than 3 other agents had valued it at.Signature on holiday for two weeks0 -
Got a fixed price but pre payable for ours @ ~£1k vs ~£2K if we paid on sale. Didn't bother us as we were 100% committed to moving and house sold within a day. Guess it depends on your situation.0

Around 0.7% on south coast on 390k house. Our estate agent accepted that was still good money to do a few viewings and manage subsequent chain/issues etc. Also there is a lot of competition at the moment between agents with not many houses coming on. 1% on a house valued in your price bracket seems a massive amount of money. Wasn’t hard at all to get them down to that level.
We decided the asking price with almost scientific precision based on sold prices in the area so the agent didn’t even really value ours. I told them what I wanted for it, so again the agent didn’t really do much. I just wanted decent photos and a floor plan from them. I guess if it was a more individual house then they might have worked a bit more0 -

We were offered 1% - 1.4% but as it was a competitive market me negotiated down to 0.8%.0
