    The Equality Act doesn't just apply to things which "need a reason". You don't need a reason to refuse to offer a job or to serve someone in a shop, for example. The OP is asking about a situation where the landlord apparently has given a reason for their decision.

    I ne er said a s.21.

    This would presumably be an eviction for breach of contract.

    ( that said if the LL was foolish enough to provide evidence that the s.21 was issued as a result of a pregnancy, they would still be in breach of the equality act and the tenant could sue for discrimination; regardless of the s.21 was successful or not )

    The LL gave a reason for not renewing a tenancy for a fixed period only. If, 2 months down the line he issues a S21 you cannot conflate this with the tenancy renewal refusal 2 months previously. It is 2 seperate actions.

    I have a feeling that this whole situation boils down to a neighbour has complained about noise. Where is the flat is it on the ground floor or are there people in a flat underneath you?



    There are lots of threads on here about noise complaints where children are heard running about in flats that don't have very good sound insulation and disturbing neighbours in flats underneath them.

    No, it wouldn't. The OP stated this was at the end of the tenancy, eg when it's gone to periodic.
