Are ground floor flats more or less desirable then upper floors?0

We are hoping to get around £165k for the property, they are not the affordable housing element of the estate.
There were two other identical flats that have sold in recent months.
One was up for sale for £170K - rightmove.co.uk/property-for-sale/property-53869848.html
and the other was up for sale for 'offers over £165K' - rightmove.co.uk/property-for-sale/property-52759455.html
There is currently another flat up for sale on this estate for 'offers over £165K'. Our estate agent recommended to price our flat for offers over £160K to bring in competition as it is lower than the other flat.
The EA said we should be able to sale the flat for about £165K and we would probably get the same amount if it was advertised for £170K.
You can't tell what a flat sold for by looking at the marketing price on an estate agents website. So something that says £170k and sold could actually have only been sold for £155 which they might well have taken if it was the only offer. Offers in excess of on the marketing price don't stop people from offering less than that if they think the vendor might take it.
What I looked at was the actual sold prices from the land registry which are included in your advert. A year ago the flats were selling for around £152k that is the actual sold price. Not on the ground floor flat. Many people don't like ground floor flats because of security concerns which is probably why your estate agent suggested a lower price.
To get £165k your flat needs to have gone up in value by around £15k in a year.
Flats are selling in your area however if you haven't even had any viewings that is usually because the price is too high and people can find something at least as good that is cheaper.0 -

I agree that the photos are bad, the description is bad, and there is no floor plan, which is offputting.
Also, the photos are in a random order and are not labelled -why is pic. 5 in the middle and what is it of? Is it the view from your flat, or view of your flat from a distance?
What are the 'communal grounds' mentioned in the description and why are there no photos? If what they mean is 'there is a grass verge outside which you will be charged to have mown' then it's not really a feature. If there are actual gardens or usable space, include pictures of that.
Your flat looks generally fairly well presented, but:
- it may be worth you dressing bedroom 2 as a bedroom, to show it is actually big enough to fit a single bed in.
- pic 3 & 11 - it looks as though your table is pushed up against a wall so there isn't actually enough space to sit 4 people round it. Consider pulling it out, or moving 2 of the chairs from the side to the ends of the table, so it is usable.
The description mentioned permit parking - do you have an allocated space, if not,do you have to pay for a permit, do you have visitor parking? Those things would all be questions I would have.
I think a lot of people don't like ground floor flats as you have so much less privacy, and they are less secure, and apt to me noisier as you have neighbours overhead, and potential noise of everyone who comes in or out of the block and anything outside. Obviously some people will mind more than others. It may appeal to someone who needs a more accessible property, whether because they are parents with young children wanting access for prams / buggies, or anyone with mobility issues. Do you have completely step-free access to your flat? if so, it may be worth mentioning that in the description.
On the face of it, it looks overpriced, based on the sold prices and the other properties for sale. Did these agents sell the other property which went quickly? If so, what has it actually sold for, as opposed to what the asking price was.

When we ask our estate agent this question, they said that ground floor flats were more desirable because they provide an easy escape if there was a fire in the block of flats. They also said that ground floor flats are popular with elderly people with reduced mobility as there are no stairs to climb and has easy access into the flat. They were also saying that there are not many bungalows in this area so ground floor flats are popular for older people here. In addition its popular with young families with prams.
I agree with TBagpuss comment above there are advantages and disadvantages with having a ground floor flat as there are with having a flat that is not on ground floor.0 -
These are all very great and helpful comments from everyone!
We would have never of thought of all of this, we will take all of these comments on board and take it to the estate agent to improve the advert.
We have already contacted them about getting a professional photographer as well as a floorplan in place as previously it was only the EA themselves taking the photos.
Any further comments would be greatly appreciated!!

Hi all,
We are trying to sell our flat which has been on the market for 3 weeks and its our first house sale so complete novice at it. The flat is in a good area, modern and well presented.
Another flat on the estate recently sold very quickly with viewers within the first two weeks so the EA expected we would have viewers within the first week of being on the market.
The flat we're selling is now priced at offers over £160k. The house has been listed for 3 weeks and still not had a single viewer. It was originally listed at £170k but as we got no viewers in the first two weeks, the EA recommended we dropped the price to offers over £160k but it is now the third week on the market and still have had no interest.
We spoke to the EA and they said they are very surprised that we have had no viewers and its very bizarre seeing as the other flat on the estate sold so quickly which was priced at £170k.
Are we panicking needlessly here or is this a bad sign? I don't know if it is an issue with the estate agent if they are not proactive enough. I am always having to push them and ask them, which is annoying. But we are on rightmove and zoopla so should this be enough?
When we went with the EA they told us that most viewings will be within 2 weeks - if thats the case we will be here forever! Is it just a bad time of year?!
All the feedback from friends and colleagues is positive, they say the pictures look good and think it is at the right price so I can't understand why we have not had a single viewer.
It is a bad time of the economic cycle, we are in a bursting property bubble, interest rates are rising and Brexit is looming, and there are lots of similar properties for sale no doubt? 140k would be a more realistic starting point IMO0 -
Floorplan and photos at a normal sort of height would make a huge difference IMO.0

Agree with the above comments, the photos aren't good. I have automatically ruled out viewings on properties without floor plans - as above. Put more toilet rolls on the rack in the toilet, it will look prettier! Good luck xx0
