Hi all,
We are trying to sell our flat which has been on the market for 3 weeks and its our first house sale so complete novice at it. The flat is in a good area, modern and well presented.
Another flat on the estate recently sold very quickly with viewers within the first two weeks so the EA expected we would have viewers within the first week of being on the market.
The flat we're selling is now priced at offers over £160k. The house has been listed for 3 weeks and still not had a single viewer. It was originally listed at £170k but as we got no viewers in the first two weeks, the EA recommended we dropped the price to offers over £160k but it is now the third week on the market and still have had no interest.
We spoke to the EA and they said they are very surprised that we have had no viewers and its very bizarre seeing as the other flat on the estate sold so quickly which was priced at £170k.
Are we panicking needlessly here or is this a bad sign? I don't know if it is an issue with the estate agent if they are not proactive enough. I am always having to push them and ask them, which is annoying. But we are on rightmove and zoopla so should this be enough?
When we went with the EA they told us that most viewings will be within 2 weeks - if thats the case we will be here forever! Is it just a bad time of year?!
All the feedback from friends and colleagues is positive, they say the pictures look good and think it is at the right price so I can't understand why we have not had a single viewer.

Don’t think the photos are particularly good, they’ve crouched in all of them, and how many of us go crouching around our house:rotfl:
Other thing is no floorplan, it’s something I’ve checked on every property I’ve looked at and would be put off viewing without one0 -
Summer holidays, supposedly a quiet time as people go away.
That’s what I was told when it was quiet during August for our last sale a few years ago, by our EA. Could be a nice line with no actual basis in fact but still.
Re: price, which has already dropped 10k in 2 weeks - bizarrely that may have put a few off as it’s a biggish drop in a short time, people may wonder why - are you desperate to sell? Is there a hidden problem? Equally don’t drop it any more in the near future, unless you are getting absolutely no interest or anyone looking at the listing history will be very wary because of the quick discount.

You are asking for offers in excess of £160k for flat that is going to sell for around £152k. Those blocks look as if they are the affordable housing element of that estate? Are they?
If you remove the offers in excess of from your advert you may get some offers around where it will sell for.0 -
Ground floor in that block with no security, not even a fence around the grounds, would put me off.0

We are hoping to get around £165k for the property, they are not the affordable housing element of the estate.
There were two other identical flats that have sold in recent months.
One was up for sale for £170K - rightmove.co.uk/property-for-sale/property-53869848.html
and the other was up for sale for 'offers over £165K' - rightmove.co.uk/property-for-sale/property-52759455.html
There is currently another flat up for sale on this estate for 'offers over £165K'. Our estate agent recommended to price our flat for offers over £160K to bring in competition as it is lower than the other flat.
The EA said we should be able to sale the flat for about £165K and we would probably get the same amount if it was advertised for £170K.0 -
