Selling - Study or Third Bedroom?

  • I would imagine there are buyers though that would view that room and think "That's really odd that there is a bed in there - but it doesnt seem to be really being used as a bedroom. Think they've done this deliberately" and that might make them feel a bit uneasy at such obvious "staging".

    Personally - I'd leave it as it is - on the basis that they can't be that daft they can't check out the room measurements on the EA description for themselves/generally suss out by eye that it would work as a single bedroom.

    It's one heck of a leap to think they would be uneasy ! On that basis leave the house asa mess on the grounds these people would be uneasy you'd staged your living room by putting away the clutter, and you'd had the temerity to make all the beds

    Anyone who can see a room is staged won't be phased, it's the muppets who can't see thata room that contains a large desk and chair and some bookcases, can't hold a single bed and wardrobe, you need to cater for.

    As the saying goes, "think how dumb the average person is. Then understand that half the population is dumber than that" :D

    Call it a bedroom as a bedroom can always be turned into a study but a study may or may not be practical as a bedroom.


    I see no point in trying to make it look like a bedroom - just say you are using it as a study.

    I'd go with calling it a single bedroom on the listing but leaving it as it is.

    I know people can be unimaginative but this really isn't much of a stretch - its meant to be a bedroom, it fits a bed and the measurements confirm it.

    I have seen people do alternative layouts for rooms on the computer and leave a print of it for viewing, mainly places where work was in course or planned admittedly but you could do that to show what could fit in there

    I'd rather view a spacious study than a cramped bedroom.

    Also bear in mind that you'll probably be living in the property for several months after you start marketing it, so where are you going to do your "study" things in the meantime?
