Definitely a single bed in preference to a study layout - some people find it hard to imagine what the space could actually look like. As a previous poster has said - easy to think about putting a desk into the space taken by a bed but harder the other way around.
You can easily find a bed on eBay or Freecycle.0 -

I sold mine with my office in place - working from home I didn't have much choice. It didn't seem to make much difference - the agents made clear in the details that it was a 3rd bedroom used as an office and knew the dimensions so that anyone who had questions could get the answers they needed (technically you could fit a double divan in it, but it was a bit of a squash!).0

My opinion would be to market as three bedroom, but dont go the hassle and expense of "dressing" it as a third bedroom.
I would however suggest removing any unnecessary clutter,/excesses which may make the room feel smaller than it is when viewing - so maybe remove the bookcase and/or some of the framed posters.0 -
It is not always as simple as can get a desk or bed in there
My corner desk needs a corner with 4' free on both walls & 5'6" high
There is only one corner like that out of 4 bedrooms, a living room and a dining room, lucky it is in the smallest room the 9'x8' bedroom0 -

Snap! I figure that when my children try to sell my current place as a probate sale, it should be pretty obvious that you could put a double bed in the room.
But in my previous abodes the room was more like the typical 3rd bedroom in a 3 bed semi and the desk had to be smaller. I think that is more like the room OP is talking about. Still think it is easy enough to imagine such a desk being replaced by a single bed.
I definitely wouldn't consider putting a cot in - cots in small rooms always make me think the room is decidely not big enough for a proper bed.0 -

I've got a desk like that too, trouble is it's the wrong way round for our study unless I have it looking at a wall lol. One four foot side is in the middle of the room. Not really a problem though because it's a fairly big room for a study.0 -
If you do dress it as a bedroom don't buy a bed, fake one like they do in furniture stores, you could use boxes, single duvet from Wilkos for less than a tenner, you probably even have friends you could borrow some single bedding from!

This may sound daft, but instead of buying a bed, could you fake it with boxes and dress it up to look like a bed just for the pictures? I would leave as a study though for when people visit as seems a lot of hassle to not have an office if you need one.0

I agree, set up as bedroom. It reassures buyers that they actually can fit a bed (and other stuff) in. Some new builds you can't!
If necessary, move the study to the 2nd bedroom, which should be obviously big enough for a bedroom.A kind word lasts a minute, a skelped erse is sair for a day.0
