impatient buyer

I need to blow of some steam!:eek:

I have an impatient buyer who's demanding exchange this week or else!

She offered on my house on June 9th and I offered on mine the following week.
My buyers have a first time buyer to buy their home.
My purchase is proving to be a little more complicated as buying a now vacant property sold to a developer. So I am buying from a part x company.

Short chain, but a chain none the less.

Nobody stated dates at the outset or even suggested any, and so I was expecting Sept/Oct as our solicitor said it takes between 8-10 week on average with no chain to complete the process and we were in a chain. However I am happy to move ASAP and I am currently sat amongst boxes.

A few last minute issues have been raised regarding the land registry updating and also a building regulation certificate for the development of the property I am purchasing only raised last week by the sellers solicitor.

These issues are both out of my hands but I am chasing my solicitor as I am being made aware my buyer is chomping at the bit.

My estate agent has just telephoned me with some attitude stating my buyer is getting irritable and wants this over the finish line and that she'll pull out and or wont be in a position to complete until late October. She's a teacher. We have been trying to get to exchange quickly once dates started to be mentioned a few weeks ago as she'd requested 17th Aug to complete. That didn't happen as these issues were raised.

I'm not sure who's being unreasonable here but when I suggested to my / her estate agent that maybe he could explain this is still within a normal time scale and that this is somewhat out of my hands he said I was being unhelpful as i'm causing the problem and holding up the chain :(

    All you can do is ask your solicitor to expedite. If tere are issues, they have to be resolved. Exchange will happen when everything is ready and not before.


    Your buyer will either wait, or not. If not they'll never find a new property and reach Completion any sooner...........


    It's understandable that a teacher would want to Complete at a time that fits in with work - my niece is a teacher and just been through exactly this, insisting on Completion before the new term or not at all. She simply could not move during term time.



    Everyone is different and some will just threaten to pull out whilst others will pull out. You just do the best you can.

    You might be happy to move ASAP but I presume not to move out into a tent? If you can't conclude your purchase because of various technicalities then you'll have to wait and so will your buyer unless you are willing to take a chance going ahead without those technicalities >>and so is your lender.<<

    If the lender isn't happy then it's out of your hands.

    No I am prepared to move ASAP but only once everything is in place and solicitors are happy.

    I feel like i'm being bullied to hurry up but what I can I do?
    I've tried explaining this is out of my hands now, but if I ask the estate agent to talk to my buyer to explain these issues I get nowhere.

    Could you maybe ask your EA to pass on your contact details so you can talk to your buyer directly?

    You never know what the EA or others are telling her or not telling her, and it might reassure her, and help her back off a bit if she can talk to you directly rather than through others.

    If the EA just says there's been no update then your buyer might think you aren't chasing even though you are

    Sounds like the EA is as much the issue here as the buyer. Have a word with their manager maybe? They should surely be able to understand that complications can arise without blaming you.

    Can your solicitor speak to the EA? I found that seemed to get the message across better....
  • If you are desperate not to lose your buyer then if it came to it could you offer to exchange with an oct half term completion or earlier by mutual agreement?

    Gives you time to get everything in place, she gets to exchange with a completion date in her holiday time and if you don't get it tied up in time it gives you time to secure a rental

    This is ridiculous, of course teachers can move during term time. Are you genuinely saying not one of the half a million full time teachers in the UK couldn't move during term time? Teachers are usually allowed a day off for moving, very rare that a school does not offer this as they do actually understand that the whole chain has to move at once. It will be unpaid but that's fair enough and the more notice given the better. Schools don't hold you to ransom when life gets in the way and although I imagine they wouldn't be massively pleased that's not your problem OP. Of course its easier for them if teachers can move in their very long holidays but they should also be realistic about how the rest of the world works.

    Estate agents always get snappy if they think a sale is going to fall through. What a combination - teachers and estate agents! Hold your ground OP, your buyer is just trying it on.

    Your buyer is clearly trying to time the move with a school holiday, which I understand as teachers are only entitled to the moving day off. But that's for them to deal with, not everyone is able to get time off to pack and sort!

    I think my buyer and estate agent were both trying it on!

    After the slightly bullying 'its your fault' telephone call from my EA I spoke to my husband who then also spoke to the EA. The EA phoned back to apologise, but when I was reiterating this is a land registry issue and not my choice the phone went dead!
    Not sure if he hung up the phone but he quickly messaged me to say there was an issue on the line :/

    He also said he has spoken again to my buyer who now understands I have done my best and this is an issue with the sellers solicitor and she'll wait for news.

    They must have thought I like sitting here amongst these boxes!

    And I agree, a teacher obviously wants to move during the holidays, but not once has this ever been mentioned except the last couple of weeks. And the last few weeks i have done everything humanely possible to achieve this without making any promises but whatever issue is outstanding concerning the LR is out of my control.

    I'm sure teachers can have a day off to move if necessary?!
