I completely agree. It isn't expected in a 2 up 2 down and I don't see what the point is. It's not exactly a family home and the bathroom is already upstairs and separate so it's perfectly fine for the rooms to share.

Once the OP looks into the price of an extension just to accommodate a second toilet, that option will be removed. It would cost a small fortune and add nothing to the house.

I'd prefer the storage space to a toilet off the landing.

I agree with those who say it doesn't need a 2nd toilet. How long would you stay in this house once you have kids? My partner and I outgrew our 2 bed house and we don't have kids. I'd either give up the idea of the 2nd bathroom and find a way to get ready at the same time or start saving extra and look for a bigger house.

Also nothing wrong with a toilet off the kitchen! One of my last houses was a victorian terrace with downstairs bathroom attached the kitchen (like many on the street) and it was fine (the toilet, I mean. Obviously walking through the house in a towel was annoying)

If agree with everyone who has suggested looking for a more suitable property. Neither option you have posted look like goers.

I know you do get two bed properties with 2 toilets but you have to have the right layout to start with and that house does not unless you build a proper full size extension.
