We don't want a toilet opening into kitchen, and I am pretty sure any prospective buyer wouldn't either when it comes to selling this house. Secondly, that is the only storage space available for the house in addition to upstairs cupboard, and we want to use it for pantry.

I didn't measure it when we saw the house,but safe to assume it is as wide as average stair that is under it.

under the stairs and create a mini hallway for boots, coats, storage etc.

Pocket door into the kitchen area from the mini hall.

Another vote for under stairs cupboard. Take the soil pipe out of the wall into the passage. you will have to dig up the path and might need to install a new inspection chamber to join it into the drain run. But still loads cheaper than building an extension (you would have to do that anyway for the extension)

Its a 2 up 2 down, it doesn't need another toilet and isn't really suitable for one.

If you need 2 loos for some reason, look at other houses!

Have any of the other properties extended - single story or double - to the rear ?

Extend to the rear - move kitchen into the new build; establish toilet in old kitchen area.

Just taking a step back, what is it about this house that is making you think about buying it? The second toilet seems a pretty big issue and the fact there may be no obvious solution that is deemed acceptable which could be done without a larger extension seems to suggest to me this house isn't suitable.

A downstairs loo was on our list when we were house hunting, but in the end it was the one thing we compromised on.

Have you seen other properties that have second toilets but don't tick other boxes?

We have a toilet/sink under the stairs. It's next to the kitchen (but obviously closed off with a decent door) and our living space is open plan. It's absolutely fine; we have rules about what can and can't happen in there.

I would look into that as an option, or an en suite.

The passageway looks to be part of the neighbour's property - Precisely who owns it and what rights the OP has would be in the deeds.

The OP's first option is little more than an outside privy with covered access - Hardly a modern solution. Building a full width extension to make for a bigger kitchen with a toilet to one side would be a better idea. But there is a limit on how wide one can go and still maintain access to the garden from the side passage.

No simple solution - perhaps it would be better to look for another property.
