councils with map access to their planning is a godsend for research

(zoom in on the map enable filters and click property you get a black dot to link to any aplications for a property.
you can find the history of stuff quite easily and where they have uploaded all the info like plans and objections... you get a pocket full of info to work with.

I found some private off road parking in my town with no restrictions(it has double yellows and looks like adopted road so people avoided) so could park for free, its gets busy now but had it to just a few of us for over a year.0 -
The EPC rating F would seriously bother me. You are going to have to pour money into it to keep it warm. (I am biased, I am building a new house I fully expect to get an EPC rating of A)
One day people are going to wake up to the EPC ratings of houses and I am convinced the poor ones like this will become worth less to reflect their high running costs. Already you can't let a property this poor, so you won't sell it to a landlord (not that a landlord would want this) but that illustrates how demand for poor EPC properties is already falling.
And no you won't get PP to create a parking space, not enough visibility and nothing you can do to alter that.0 -
It’s a cute little house and if I’d been looking to buy on my own I’d have definitely considered something like that. It’s got character. I’m pretty happy to take on a project though.
Consider it this way - he’ll either learn some valuable lessons about what he actually needs and wants from a property if it does turn out that you’re right, or he’ll learn valuable lessons about how to maintain a house he’ll get lots of use out of in the future.
He’s an adult though - you have to let him make his own choices. Time to cut the apron strings.0 -
I think it is lovely - the EPC is probably an F because it's very difficult to get anything else on an old house because of the way the system works - we are buying an old house EPC F - because it has solid stone walls etc - it has been insulated in the roof but because it cant be seen it's all assumed as nothing - it's more like and EPC D in reality just the system doesn't allow it to be recognised as such as it set up for new builds.
Our first house also had a ROW across the back for access - it wasn't an issue and no designated parking, again not an issue.
I agree with some of the others in that it is his mistake to make, you can advise but at the end of the day unless you are funding it . . .“Isn't this enough? Just this world? Just this beautiful, complex

For the record... that right of way across the garden is of no concern to me whatsoever... it's far enough away that people won't be passing right by the window - and it's easily "fenced" on both sides with small bushes or a decorative fence if ever required.
The house has a nice enough little garden up to the path - and another decent bit with the outbuilding the other side of the path.
The trouble comes when somebody's got a path right under/past their window and "get looked in at" ... or they want to be able to have kids/dogs running riot across the whole garden area and neighbours don't shut the gates.0 -
House preferences vary wildly, so all you can really do is state your downsides and let him get on with it.
I'm sure my house is horribly draughty and old for many, where as it's exactly the sort of place for which I was searching.0 -
