Building Regulation Compliance Certificate - Boiler

So we had a back boiler removed and a boiler put into our loft in 2007.
We're currently selling our house and our solicitor has asked for the Building Regulation Compliance Certificate. We were never provided with one and today we had a plumber issue us with a Home Owner Gas Safety Record.

But the solicitor still wants this certificate which we don't have and I don't think it's possible to get one if done from 2007.

What are my options?

    Could it be that your fitter made the correct notification but you never received/lost the copy of the certificate? You can check whether one was issued at the time by checking Gas Safe/Corgi records.

    The solicitor may ask for it, but the safe installation of a boiler 11 years ago is utterly irrelevant. Anything could have happened since then.

    Nice to know that there is a gas safety certificate in place, but evidence of a full service might be better than just knowing there isn't a leak.

    If the solicitor demands an indemnity policy for the lack of compliance at the time, I don't think there's much you can do, but it defies logic as a safe boiler now is far, far more pertinent.

    Yes most people won't care. However any mortgage company will and they will demand an indemnity policy. They cost around £50 (well our vendors one did)

    As the boiler is in the loft have you got a loft ladder, lighting in the loft and boarded out walkway to the boiler ?

    Yes got all of that. I was told by the plumber that I won't get a better certificate than the one he issued. Checked the gas in the whole house, outside gas box, serviced the boiler.

    My solicitor said that if I can't get this certificate I could get a indemnity policy (as long as the buyers solicitors accept this which they do most of the time apparently).

    I'm not even sure they did these certificates 11.5 years ago when we had it installed.

    It's very expensive moving and with this had to pay for a electrician to issue a certificate too as my father in law installed some down lights in the kitchen a few years a go. Naturally he found a few other faults (C2) which we have to sort.
    Our saniflo (that we never use in the downstairs toilet that we never use) doesn't work so we have t pay £420 for a new one of those.

    Yes, they definitely had those certificates 11.5 years ago!

    You'd probably use the saniflow if it worked. Downstairs toilets are popular and it's pretty reasonable to expect a downstairs loo to work. :o

    At 11.5 yrs old, your boiler is probably near the end of its useful life
    If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales

    Maybe but It was serviced and said to be in good working order. I'm not going to replace it before I move!

    Nope and you dont have to fix the toilet or fix anything else. But the buyer might want to knock money off for it. Or even threaten to pull out.
