    Try speaking to a party wall surveyor. It may be the sort of thing that you are allowed to do under the Party Wall Act. There are certain things that a neighbour can't object to. I'm not entirely sure on this one, but a PWS is certainly the person to tell you.

    There's a board on this forum called 'In My Home' which this would be more suited to. The people there might be slightly less personally offended by your extension :p

    If you ever employ tradesmen that require access to the garden or rear of the property, you'll wish you did have a path.

    Neighbour has extended up to the boundary, and now the gardener uses my side access and a gap in their fence - The agreement in place is only short term and can be rescinded at any time. If/when permission is removed, they will have muddy boots going through the house.

    Just trying to imagine this - you are building a double storey extension right up to the boundary line. How are you going to scaffold this without putting scaffolding actually on your neighbours propoerty ?

    Said as much earlier. tbh I would have expected a post saying 'how can I possibly sweet talk/bribe my reluctant neighbour into...' not 'Given we are trying to do what's best long term, the neighbour is being very difficult.' I wonder what they've actually said to them in person...

    With a Party Wall Agreement, as is proper and legal!

    I can see why they wouldn't want a manhole on their land. Have you thought of offering them a couple of grand cash in hand to agree?
