You are selling the flat not entering it into a photographic competition!
I look at a lot of houses/flats via this board and I have never seen anything with photos like that before, it is normal for your area? I can tell you live in a sort after area due to the price, is it common for houses/flats to be presented like this for that kind of market.
Get some traditional photos you could better yourself with a mobile phone! at least that would show the rooms/layout who wants to look at vases and desk when buying a home.
Oh and I would sack the estate agent if they think that pictures like that are the way to sell (unless of course its standard for your area).
Apart from that you have a lovely flat0 -
Just looked at another house from the same agent https://www.rightmove.co.uk/property-for-sale/property-65721274.html
they seem to have the same professional style photos as yours however their photos are good, they show the rooms well. If I were you I would be asking for a refund. Maybe you got the artist style ones because you paid for a set amount? being a small flat there was only so many they could take - but you should have had a lower price not 'extras' that make your listing look weird (sorry)0 -
Hi all, thank you very much for all of your honest and helpful feedback. I!!!8217;m definitely getting the impression that we may have been !!!8216;had!!!8217; by the agent with these pics. It!!!8217;s such a shame because it really is a lovely flat but if the photos aren!!!8217;t doing it justice then I need to speak to the agent!0

as a buyer I really loathe fish eye lens photos. pees me off when I come to view it's actually so much smaller, wasting my time"It is prudent when shopping for something important, not to limit yourself to Pound land/Estate Agents"

Photos are there to draw people in.
You’ve had 5-6 viewings despite the photos.
What was the feedback from those viewings?
Have you had none at all from any of them?0 -
The feedback has been that they have liked the flat and thought it was really nice, but would prefer somewhere with an en suite or that ithey want somewhere a bit bigger. I just wonder if we are overpriced?!0

Course it is overpriced. The photos are garbage tbh but twelve months on the market is always price related.0 -
Almost certainly down to price.
Those people want something better for £300k but if it was 50p would they buy it?
Of course they would.
Then there!!!8217;s you answer.
I do question what your agent is doing though (I did see an estate agents details on that link didn!!!8217;t i?)
The estate agent are meant to know the local market and should be advising you.0 -
https://www.rightmove.co.uk/property-for-sale/property-67948769.html What does you flat have that this one doesn't apart from a bath?
Because if that is all then it means that your bath costs £25k.0
