Selling house, previous owner never got building completions for a garden shed,

The Shed is actually 2, the garden used to be co-owned by a neighbour but was bought outright by the previous occupiers - So its really 2 off 3m x 2m sheds that just happen to be attached with a common wall in the middle :beer:0 -
Did the Council actually process the planning application and issue permission?
Really what should have happened is that they should have told the applicant that permission was not required and refunded the application fee.
Always a good idea to first ring the local planning department and discuss what you want to do. They will then be able to tell you if you do need to make an formal planning application.
If an application is not required, but you still want to have something in writing, you can ask them to send you a letter to that effect.
You should be able to check whether the application was actually processed by checking the historic applications on line.0 -
Hey folks, in the end everything went through.
Ended up talking through things with the buyer showing him the documents that had been sent over to his solicitors and he was satisfied there was never an issue to begin with on the first place.
since the sale a week ago he has also been in contact with the council who have confirmed in writing that nothing new was built, the sheds are original items (like the other dozen homes built around the same period) and the original application which was accepted and approved was done so in error.
