Firstly as others have said . The Landlord or their agent has no absolute right to enter the property and I would be putting that in writing to the agent .

They cannot even just unilaterally decide to let themselves in even if they have given 24 hrs notice . It is your property . Personally I would never unreasonably stop them having access . But point out to them that you work night shifts so it wont always be possible .

Letting agent sounds like a bit of a clown to be honest . But how friendly are you with the landlord if at all ?

I have been in a simillar situation myself . I came home one day to find the LA's car outside , then when I went in I found them upstairs showing some prospective new tenants around .

With this house I was renting I was actually on fairly good terms with the landlord after he came round to do some jobs when I first moved in .

So instead of going down the formal route of writing to him and LA I rung him and let him know what was going on . And specifically pointed out how unprofessional it looks when a LA and prospective tenants is getting thrown out mid viewing . From then on the LA always rung me to ascertain if it was okay to come round at a certain date and time .
  • You could always go and squat at the letting agency? Tell them you need a decent nights sleep and that you have as much right to be in their offices as they have in your home. !!!55357;!!!56900;

Don't really know the LL that well to be honest, barely spoken to him at all since we signed the TA.

In fact, he's been quite unresponsive actually ever since I indicated that I wasn't interested in renewing our current tenancy!

Ahhh right yeah I see. Well I'm having a locksmith coming tomorrow afternoon to get that sorted so hopefully that's that - thanks for the advice :)
    Why?

I'm guessing you'll be paying the locksmith more for his visit (£50?) than for the locks!

Just buy replacement locks and change them yourself. It's easy and quick. Instructions on how were in my earlier post (2 above)!

You're on a moneysaving website and you're throwing money away!
  • I work in agency. The agent cannot access the property without your permission and you are within your right to say no or ask an alternative day/time unless is it an emergency. It is stil your home until the day you move out. It may be worth speaking to your landlords agent and giving them the option of a couple of days per week with times that you will not be there and they can arrange viewings then.

Well I haven't really got time in the next few days and he's a family friend of ours who offered to help and only will only be charging me £17 for everything including replacement locks so I thought might as well - thanks for pointing it out though I'll remember that in the future - am new to this site after all!

If it we me, as soon as I heard the key in the door, I'd don my leopard skin posing pouch, hot pink frilly dressing gown, and a feather boa. Then when the agent entered the bedroom, I'd say

"Oh [name of agent], who have you bought round to play with us this time?. I do hope they're as submissive as the last one. I'll get the gloves and the radishes shall I"

They'd probably think I am a pedo or something :rotfl: Unfortunately every single time the agents let themselves in I've been in asleep and only woke up when a hear people in corridor so I hadn't really have a chance to play that off!

    I love this idea.

If the OP is still there around Halloween, they could even adapt it by standing in the corner humming a creepy nursery rhyme and slowly turning to face them.
