    Actually, the more I look at the floor plans for the third one, the more I think it was re-developed by an idiot.

    What would you do with a front reception room that was 10 x 11? It would have to be a dining room, as it's too small for more than one sofa. So to get to the dining room from the kitchen, you'd have to walk from one end of the house to the other, through the living room.

    And there cannot be space for more than a single bed in the loft room.

    Was the house empty when you viewed it? If you are going back, take with you some measurements of your furniture.

    Agree with you - having been round house 3 last night we felt it was poorly laid out and also although it didn't show on the photos we felt there had been some skimping on the 'doing up' - according to the agent it had been a complete wreck when the current vendor had bought it. Not confidence building! I think that it would be possible to do a loft conversion on house 1, but only when finances permit! But that would mean there was plenty of living space.

    Thanks for all the advice - we're looking round houses 1 and 2 again tonight. Also another house has just comine into the frame, but we think we prefer 1 or 2...
  • It would have to be no. 1 for me purely because it has kerb appeal and I really want to own a red brick Victorian property!

    No 1 for me, its by far the nicest from the outside and needs no work. My first house was similar in condition to no 2 and I ended up spending about £5000 on various things, its surprising how it adds up. You could of course try putting an offer in on both to see what you could get them for.

    morning my 2 peneth is dont live with a park behind you i do we bought 17 years ago it was lovely couldnt wait to have kids to use it now my kids cant use it as it is too dangerous the council dont maintain the beds they put in we dont have a garage as most get broken into as there is an easy get away route across the field .Gangs of teens at night even in the winter and last but not least the local teenage yob motorcycle display team :eek: who dont believe in exhausts lovely on a sunny sunday in the garden much more relaxing than classical music not!
    if it wasnt for my lovely neighbours and the kids school and oh work we would be gone
  • I like number one best by far.

    Having lived with a downstairs bathroom for nearly 30 years, in my UK house, I don't see what is 'inconvenient' about it, especially as this house has an upstairs washroom.

    However, I would be wary about going over budget, so my second choice would be number three because I don't like the big 'through' sitting room/dining room in number two, and wouldn't be terribly happy about the park either. However, I think number three is poorly laid ou, so probably would not bother with that one either.

    Just a quick update for those on the thread. Having taken another look round and thinking about points made here as well as advice of family we've put in an offer on house number 1 - the nice red brick one with good interior having viewed them all again. We were turned down, and have put in our best offer now as the seller said they they wanted at least X which was over our best offer, and they are thinking about it over the weekend.

    If we don't get it we're going to walk away and keep looking and saving! There will be another house in Reading that we like and can afford... and as the HPC threaders say there's no point paying over the odds!

    We have a downstairs bathroom, and it works well for us.. its not off the kitchen its off the hallway.. we have two huge bedrooms upstairs and would lose half of one of the bedrooms to have a bathroom put in upstairs, wanted a extention to have bathroom put in but again would lose tomuch of the 2nd bedroom.. plus point for downstairs bathroom is you dont have hordes of nosey people looking in your bedrooms when going for a wee upstairs,
