The rate he managed to get is 6.9%. I dont know if this is that competetive.
Its not competitive on mainstream deals and indicates higher risk borrowing.The complaint is that, since getting the mortgage through him we have only received a few bits of paperwork about the mortgage. (We supposed to exchange in under a week) Paperwork with the wrong details on. (they say ignore it, it doesnt matter).
It just seems somethings wrong.
It the paperwork issued is complaint, then standards have been met.
A lot of the post sale paperwork comes from the lender and not the broker and there is a quiet period when nothing seems to happen where you do feel a bit in limbo. Then all of a sudden, the offer letter turns up and all hell breaks lose as you realise that everthing needs to be planned.
The offer letter needs to be accurate. That is the contract. Is that accurate? Has that turned up?Are there any independent advice companies we could phone and talk to?

Its just a second opinian really. Theres a few other queerys aswell on what was put in to obtain the mortgage without knowing.

Put your grievances in writing.
A broker adding information after you have signed to say is correct is bad and you need to make a complaint. It doesn't matter what they have put to be honest - you have signed that document to say that you agree with the information on there and if you don't or suspect that you don't then you need to make the firm this broker works for aware.
If the broker feels that something needs to be added to support your application, he should have got you to sign the amended application to say that you agreed.
I met a guy who got caught on amending a 1oooo wage into a 16ooo wage. When their files were checked more thoroughly, all his self cert deals looked a bit dodgy surrounding income and he had a knack of developing a number into another number. Things have just got worse!
regarding the broker fee, we were concerned when we found out from the soliciter we still owed him the £675.
So we requested the paperwork with signatures.
Just got them in the post and it turns out we signed this paperwork 30/10/07.
Now we havnt been in for weeks to see him, and it isnt our writing in the capital letters next to the signature.
We have just pulled out of the house, as we dont know what else has been signed for in our absence.
I know we lose the survey, searches and legal fees.
We are making a complaint obviously, and will try to get back what we lost.
Does anyone know the procedure.

If your signature has been forged then you need to call your local police and see what they say about the broker forging your signature.
I would ask for copies of the mortgage application from the broker.
If they refuse, you need to ask what they charge to obtain the information under the data protection act. The maximum charge is £10 by law.

You should put in a complaint to the firm straight away. You could consider the police as homer suggests as this is fraud (after all, he is trying to get £675 from you by deception).
Rather than pull out, you could contact the mortgage lender directly and let them know that your signatures have been forged and you are concerned that other data may have been changed. They will have a compliance unit who can start looking into it from their end.
You could also consider going to the FSA. Whilst the FSA do not investigate individual complaints, they normally take in interest in fraudulent activity. They may also provide limited advice on what you should do next. Not financial advice but who you should contact and what happens next.I am an Independent Financial Adviser (IFA). I have just draughted a letter to send to the mortgage broker. I thought I'd post it here 1st and see if anyone on here can put me right on anything that might be wrong in there.
As I'm not that good at writing letters.
Dear Sir/Madam
I am writing with great concern over the bill we have received from ***** Soliciters, which is from your company.
It is regarding a fee of £675.00 for *******.
Now this letter was signed on the 30th October 2007.
This agreement was not signed for by me as I was not at your office on that day, I have not been for weeks.
Could you please explain to me why it has been signed for in my absence?
Because of this matter I have now decided to pull out of the purchase of 93 ******* Avenue after careful consideration and advice, as I do not know what else has been signed for in my absence.
This means I have also lost a considerable amount of money, which I hope your company will have the decency to refund to me.
Here is a breakdown of what I have lost.
Surveyors Fee £*****
Soliciters Fee £*****
Searches £*****
If these are not refunded asap I will have no choice but to take the matter further and contact the financial onbudsman.

Apart from spelling of solicitors and ombudsman, I'd ask that you rephrase the first sentence as the bill is from the solicitors so can't also be "from your company".
If you are saying that the solicitor's completion statement includes an amount for the broker's fee, and that the broker has sent the solicitor something you have purportedly signed on 30 October 2007 accepting that fee, then I understand what the problem is but I don't think you've expressed it very clearly.
If the circumstances are that you dispute the broker's fee, then you should just say so and ask for their evidence that you accepted it.
If I'm missing the point, please clarify.
Does this really boil down to you thinking that the broker has forged something accepting their fee?0 -

This bill that wasnt signed by me on the 30th october was sent from the Brokers company, to the solicitor that I hired to deal with the move and she passed it on to me.
I hope that makes sense.
