Enclosing a porch like area

    We get on well with the neighbours and we have spoken about the sealer, porch etc. There are no problems there at all I was tryin to establish who can do what. A lot of conclusions being jumped to here.

    Just trying to estabish who can do what and where because its seemed to vary.

    Im confused how the front wall can be theirs and not a party wall when it abuts our land. I thought this was the very definition of a party wall.

    We have no imminent plans for this porch as I have said we were exploring ideas for space our long term intention was to hopefully to do this.

    I dont really understand where in all of this i seem to think I have a right to just silcone the wall when my query was what the correct process would be to comply with any legal requirements.

    The query has come from two companies advising us it was not required and me not being convinced.

    I see a problem....

    If it were me I'd want it to be a porch too ... but, if you imagine it in place, then on the ground level you will have the bottom frame of your porch area and some door (sliding, or opening) that's opening directly onto a stairs area. I bet that'd fail building regs ... that gap between the steps and the front door is probably "building regs required space between a door and steps" and if you stick a porch in then you will no longer have that.

    I don't know if it's in the building regs... but I know I wouldn't fancy trying to get a trolley, pram, wheelchair, heavy boxes of goods ... up the steps and through the doorway in case I lost my balance, especially if you're having to step over/negotiate any form of threshold.

    Thankyou pastures. Thats something we have considered. Not sure on the building regs though as couldnt find anything specifically related.

    We do have full level access to the rear with double doors so buggy etc would have an alternative route if required.

    Looks like a 900mm step top middle and bottom which could scupper plans unless we remodelled the steps which opens a whole different can of worms.

    It will stay on the wish list for now but perhaps a little lower down whilst we get the things which need to be done done 1st.
