Would you say the same if it was listed for £230k, or £235k, or £250k? There is no indication that the vendor has priced the property appropriately for its current condition, so it's really up to prospective purchasers to make that assessment.0 -

Rossfamily it sounds like you're doing the right thing. 200k is going to be a psychological barrier so unless desperate they are prob going to prefer it being north of that. But going in below could help to plant the seed that it is worth less than they thought. Or they might take the view that you're a chancer/time waster ... Think I might do 200k ....0

I would think 5% off would be a fair offer, so go a few thousand under that and creep up a bit.0

Offer what you think the house is worth to you, but no more.
Even if you think the seller is unlikely to accept, you might as well put in your low offer - explaining that you like the house but think it is overpriced - and see what happens.
Worst case scenario is that the seller rejects it and you keep looking.0 -
I think when you start saying you think something is over-priced, you run the risk of getting people's backs up. Either the EA who has valued it at that, or the seller who thinks its worth that because the EA said!
Better in my view to state that your budget stretches only to X, and with A, B and C needing attention (which all parties can see for themselves are reasonable things that require upgrading) the best amount you can go to is £Blah.0 -

Undetterred I don't expect the vendor to pay for anything I'm just stating what work needs doing. How can I get the best advice on here without laying out all the facts. If the price was right surely it would have already been sold. I have only got one chance to get this right, I've got no second chances I'm just trying to give you all the information I possibly can. I cannot afford to over pay for a house. I also don't want to frighten them off with a low ball offer. I'm in no rush at all to find a place so I feel like I can take the time to find one at the right price. There are 5 small towns on the island which all have there pros and cons I would live in any one of them and when I look for similar houses that have sold in recent times in these 5 towns it seems as though a 3 bed semi ex council house go for 220ish done up. Im going to go with the majority and put an offer in at 200k I appreciate all your help and advice0

Unless you're one of the planet's financial elite, every property involves compromise of sorts, usually one of the big three of Price, Location or Size. What would you have to compromise on when buying this place, OP?
I see the garden as an interesting challenge myself. Decor is fixable, the kitchen just needs to be practical and functioning, not showhome standard. Try a cheeky offer and see.They are an EYESORES!!!!0 -
