Help urgently needed!!! Is this house worth the price?

Hi all,

I am new to mse so please bear with me also my grammar and spelling is very bad so apologies in advance. Im interested in a 3 bed semi in my local area but im not sure if its over priced. my main concerns are the time it has been listed for (4 months), it needs a lot of work done as the kitchen is in a terrible state, the upvc windows are pretty old, and the garden looks big but it is in a bad way (not the same as pictures). A house up the road which is the same style and to a higher standard sold for 225k last november. I dont want to put in a low offer and insult the seller. Unfortunately i cannot post a thread but the house is a 3 bed semi at 225K in copland avenue, minster on sea it is posted with right move and purplebricks

    If another house sold with a much higher standard but at the same price, then IMHO it is overpriced. Vendors expect buyers to go in with cheeky offers, happens all the time, worst thing is they say is no, and then you offer your next best bid. Good luck

    It is overpriced. As an ex council house it should be cheaper than houses that have never been council houses and it isn't. You can buy a 3 bed semi detached house that has never been a council house for less than this one. So that makes this one overpriced.
  • I'd do a fag-packet sum on the work needed to bring it up to the standard of the other house, knock 10% off because reasons. Deduct this from the asking price, and that'd be my offer.

    I'd not even be considering whether the seller was insulted or not, tbh.

    In this case, what are you looking at? £5K for a cheerful new kitchen, another £5K for bathroom and general house stuff/new units for the windows, couple of grand for sorting out the garden (assuming it's just a mess rather than having been concreted over or something)? Go in at £210K?

    OP what do you think you'd be willing to pay?

    The kitchen looks ok in the photos I thought. Whole place wants decorating, carpets, guess at boiler and possibly electrics might want updating eg fuse box. Bathroom is ok but basic.

    I'd say more than £5k off myself.

    Something is drawing you to this house rather than anything else on the market ... What?

    But if there hasn't been any interest and the house is empty the owner may take a low offer to get rid of it.

    I would go in about 200k and not go much higher. And that black paint on the bedroom wall is going to take a hell of a lot of coats to get light again!

    First of all I would like to thank everyone for your help and advice. To answer some of your questions, the kitchen isn't too bad in the photos but it was fitted by the owners of the house and the workmanship isn't great but I can live with that until I save up for a new kitchen. The garden has not been concreted or anything like that but they have put lots of old carpets down on the grass to stop it growing and it needs a new back fence. The reason I'm interested in the property is location due to partners work, nicer part of the island and a pretty decent school close for the little one. I have also worked on new builds and in my opinion they are thrown up unless your buying from a prestige company which I cannot afford to do. I'm pretty handy on the tools so I can do the odd bit here and there so I'm looking for a bit of a project but nothing to big due to funds. I'm viewing the property again on Saturday so I will ask about interest in the house even though they may not let me know the truth. I'm thinking about going 195k first offer then go 200k final offer might even stretch to 205k depending on the day. Once again thank you all for everything

    Based on nothing more than irrational round numbers, I suspect the vendor would find less than £200k a pretty bitter pill to swallow, if they ever did, and probably would take a while to come round to anything under £210k....

    Furthermore, even if you do think it's overpriced for what it is, it seems to be the 3rd cheapest 3-bed house within a mile - only 2 are listed at a lower price with 2 more at the same price point (flats, complicated lifetime lease purchase plans excluded). So, unless you want to live further away, you're probably gone to have to find north of £205k regardless, or lower your expectations.

    Nothing in the photos screams at me offer 10+% off the asking price....a few tins of paint and some updating is all it needs but not necessary urgent.

    Just put in a reasonable offer of what you are willing to pay and wait for a yes or no.
