Transfer of land by way of assent

Anybody had experience of undertaking such a transfer following death of relative


I believe Forms AS1 and AP1 have to be completed


My query is do I need to engage the services of a conveyancer or can I do this transfer w/o any legal representative

    Have you asked the Land Registry? They are usually very helpful.

    I completed for AS1 & AP1 myself to transfer a small piece of land owned by my late relative. The forms are pretty straightforward, however the LR do not seem to be familiar in the use of email if there are problems with the application! I was sent 2 letters regarding the cancellation of my application whilst I was out of the country. Even though I put my email address on the form (and the guidance & online video states that they will use this whenever possible) my application was cancelled because I didn't respond to their letter.

    I now have to go through the whole process again......the reason for the cancellation was my late relative's full name (including middle name) was on the probate document but not on the LR title and they wanted confirmation, via email or letter that it was the same person. Unfortunately something I didn't even consider!

    I spoke to Land Registry by phone and the lady was very helpful, I apparently need to complete forms TR1, AP1 and each person holding share of the land will need to complete the ID1 form (for property fraud purposes) which requires verifying your ID with solicitor or notary & submitting two recent passport photos!!
    I was tempted to do this transfer process myself but now have decided to contract this out to solicitors at an approx. cost of £600+VAT
    Sounds a lot but given there are other parties involved and an additional Deed of Trust document needs to be drafted I went for the safe option albeit at an additional premium
    Hope this helps someone in similar position
