Mutual exchange question - two swaps in quick succession?

We live in social housing. After 6 months of hard work (and many disappointments!), I have put together a chain which would get us the house we need. It's a four way swap, and the problem is that one person in the chain is not keen on a four way.

My question is - if we were to swap into one as a three way, with the aim of then doing a direct swap with the fourth person asap afterwards, would the Housing Associations be likely to accept two swaps in quick succession?

    Are these council housing swops?
    or swops of ownership?
    Are there mortgages involved?
    Any money changing hands?

  • It is a social housing swap - original post updated for clarity. The question is whether landlords (all Housing Associations) would be likely to accept this.

    You need to check with the Housing Associations concerned. The one we're with allow this - our neighbours swapped with someone who then swapped with someone else six months later. But you'd be best to check the rules with your own (and the one you're moving to if it's different). Why has one person got a problem with four in a swap? Seems an odd thing to be concerned about if they're not the one that needs to swap twice?
  • Thanks, I'll give them both a call. I think she's worried that increasing the number of people increases the chance of it falling through. I get that, we've had them fall through at the last minute, but we could do without moving twice!

    Nothing ventured and all that. I can only imagine how difficult it must be to organise a four way swap. I know how problematic a two way swap can be. Only the HA(s) involved can answer your question as I am reasonably sure they do not all have the same policies. It probably depends on the supply and demand for social housing in a particular area how strict or lenient the rules are.

    Good luck to you and the other parties involved. It can work and it will if everyone just keeps the faith and does their part.

    It's difficult, there's always a risk of things falling through however many or few people are involved! You've done well to organise a four way; I've been trying to do a swap for the last six months to an area about two hundred miles away from where we are now and the logistics of trying to find people for a multi swap over that distance was a bit much for my little brain! I hope it works out well for you :)
  • I!!!8217;m currently waiting to hear back from a 3 way swap... I think it all depends on weather or not you will be on a starter tenancy at the new place before u swap? If so you will have to wait 12 months to exchange...

    Nobody doing any swap should be issued a starter tenancy on completion.

    You swap tenancies most HAs do not allow MX on starter tenancies or in probation periods.

    They are only allowed to refuse a swap for very limited reasons.. in rent arrears and broken the rules of the tenancy being the main two.
