Rental agreement coming to an end

Hi there
I am renting a house which is coming up for renewal on the 29th July. The estate agent called me and asked me whether I am renewing and I said yes but I haven!!!8217;t received any forms or paid any fees.
I have found a property to purchase which is no chain. Everything is in place and I could exchange within two weeks. And the seller has verbally agreed to complete before the 29th of July.
My rental agreement says two months notice period applies. Is this applicable if the tenenacy agreement is coming to an end on the 29th July? Can I technically just not sign to renew and leave before the 29th?

Well done on finding a property to buy and getting everything sorted so quickly.
Mortgage, offer, checks, survey, searches and all the other paperwork demanded by the lender.
Don't sign anything and really you should inform the letting agents and therefore the landlord.
How long have you lived in the property ?
Have you meet/seen your Landlord ? Do you have there mobile/email.
It will take time and money to evict you.
I would ask for a rolling contract which you would go onto at the end of your fixed term tenancy.0 -

I have lived in the property just over 23 months (I signed a new agreement after 12 months).
I have seen the landlord when we moved in and we!!!8217;re on good terms. He never did a visit or anything though which I was surprised about. I have his email address.
Could I technically just leave on the day my agreement ends? Or do I technically still have to give two months notice? I find the rental agreement clear as mud...0 -
What exactly does the tenancy agreement say?
There are 2 aspects to this:
1) it's a fixed term contract so at the end of the term (12 months) the tenancy ends. Providing you leave, no further rent is due.
2) However a clause in the contract (apparently) requires 2 months notice to be served. If you breach this clause you could be sued for any consequential losses the landlord incurs as a direct result.
In theory, the LL could claim he has missed out on rent from a subsequent tenant as he did not know you were leaving, did not market the property, so did not have a replacement tenant lined up.
In reality it is almost impossible to prove he has lost money, as he may not have succeeded in gettting a replacement lined you even if you had given notice.
Very few LLs would actually sue on the basis of this breac of contract.0 -
Hi, although your purchase might not run to the schedule that you hope if you could stay with family or friends if required (and put your stuff in storage) you could give your two months notice. If the purchase falls through though this will be for longer than you hoped.0
