    Indeed. 100 years ago, 10% were owner occupiers, IIRC. There's been a net sell-off of ~50% of all housing stock, despite which hundred-year sell-off of lettable property, property prices cannot be said to have crashed.

    By far the dumbest idea is that a house price crash will make housing more affordable or that a house price boom makes housing less affordable.

    Lets say house prices crash 90% this year the crash cheerleaders dreams come true
    Great, but why are houses 90% cheaper (well under build costs) whats stopping people bidding it up?
    The only way to get such a house price crash is if no one is able to bid up the price up and the only way no one could bid the price up is if something horrific happened in the economy

    Likewise lets say house prices go up 10x over the next year.
    How can that be? The only way that can be is if there are people willing and able to bid prices up to 10 x what they are. How can they do that? well only if something amazing has happened in the economy and real wages/wealth have more or less gone up 10x

    There is further evidence from the recent past
    1995-2005 prices boomed, ownership did not fall it in fact went up
    2008-2012 prices went down, but ownership did not go up it in fact went down

  • As the OP makes clear, it's not about HPC. It's about crashtrolls, who have always been with us. They were there to be seen on Usenet as long ago as 1996. Usenet was HPC avant la lettre. The particular crashtroll I cited has even been sighted (see what I did there) right here on MSE.

    At every point in time, crashtrolls thought that buying a house was for stoopid sheeple, because the price was about to crash. Hoo hoo! Just wait till interest rates! Just wait till Basel 3! Just wait till Section 24! Etc, etc. The only right time to buy is in the past or the future, otherwise it's too risky.

    Then 10 years later no such crash has happened. So the crashtroll angrily declares that the stoopid sheeple never in fact took any risk after all! Prices were always certain to go up, even though in the past, the crashtroll has always been certain that prices were about to go down! We know this because they helpfully wrote it down, and we can still read it.

    So crashtrolls face an exquisite intellectual dilemma. Only stoopid sheeple bought houses, but 10 years on, the stoopid sheeple are hundreds of thousands of pounds better off than themselves, the smart people. How can this be? Are crashtrolls actually rather stupid?

    They can't accept that. They need to come up with a reason why stoopid sheeple make better decisions than savvy crashtrolls. The solution is to believe it's all a wicked conspiracy against crashtrolls. If you can persuade yourself that someone else is the evil and greedy beneficiary of a wicked conspiracy, you give yourself permission to hate and envy them. Hence crashtrolls hate anyone who bought when they did not. They hate homeowners, second home owners, "boomers", landlords, "TPTB", "VIs" and all the rest.

    We talk about the fact that homeownership peaked about 10 years ago then went into decline. What if it's in decline because of crashtrolls? In 1996 almost nobody knew of Usenet let alone read it. That's no longer true now. Crashtrolls pollute everywhere. Over the last ten years this has been balanced by TV property programmes telling people houses are an investment. Property ownership could be in decline because some people believed Homes Under The Hammer and bought additional properties - that they let to people who believed crashtrolls and who therefore didn't buy any property at all. Too risky! About to crash!

    When I think of the crashtrolls I am always reminded of Danny from Withnail and I:

    The crashtrolls failed to let go and they failed to partake in the greatest decade in the history of home-ownership. They simply sat at the sidelines hoping and wishing for misery of others. Others whose only crime was to knuckle-down and get on with life.

  • Oh dear! It looks like two opposing crashtroll websites are now proceeding to open thermo nuclear warefare as the HPC goons turn on each other. I do not know what this other website is but one I have unearthed the nest I will report back.
