    I gave my estate agent 1.5% of the price I sold my flat for, that seemed generous enough to be honest!

    What gets me is what we pay our solicitors, who have been through 5+ years training, in comparison to estate agents who have done a week's on-the-job training.......


    And which job is more critical???


    The solicitor gets £800 - £1200 (plus charges he doesn't get to keep) while the EA gets 1.5% of whatever eg £300K = £4,500)

    I read the question as; did the estate agent get you anything for selling through them, rather than the other way around?

    My estate agent is getting £4,500. So that!!!8217;s their gift sorted!

    If you mean did the estate agent give a gift for selling? I!!!8217;ve never heard of this. I have heard EA giving gifts to the new buyer (ironic really as the buyer hasn!!!8217;t paid them for their services in buying the house).

    I was going to take chocs in for the team as when they sold mine they did lots of viewings, very attentive with changing photos and actually got a good price when they knew I'd take less.

    But I never got round to it.

    Last time, nothing. Although agent I bought through sent us flowers when we moved in. Time before, nothing. Time before that, bought bottle of fizz for the agent we bought through and flowers for agent sold through. Deserved it. Can't remember before that!

    Rarely is one forced to disagree with you G_M, but in my area at least the days of 1.5% commissions are a dim and distant memory. 1% is far more the norm these days.

    Also it is common for the solicitor to be able to invoice for the majority of their fee even if the sale falls through for one reason or another, whereas the EA typically only gets paid following a successful completion.

    Having said that, I do agree that the downward pressure on solicitor/conveyancer fees over the past 10/15 years has got to the stage where each person has to take on a huge number of cases in order to make any sort of profit.

    It's 1.5% more often than not round here. Some are at 1.3%
