Help selling a house with floored attic no building regs

    Not sure about that? But when I spoke to them regarding it they weren't to bothered never gave any advise.

    Honestly this house buying and selling is too much :(

    You're worrying unduly I think. Say the boarding of the loft had been done before your tenure, and you're not aware of any building paperwork. They'll likely ask for an indemnity, which isn't expensive.

    In the meantime, don't approach the local authority - it would invalidate the indemnity.

    Your buyer's solicitor shouldn't be in touch with you at all, never mind giving you advice! And be careful about contacting the council, unless your solicitor told you that was a good idea - one of the potential solutions is getting an indemnity policy, but they're worthless if the council have already been tipped off about your property having potentially unauthorised alterations.

    There solicitor is passing info to my solicitor. Spoke to council on advice from my solicitor. Not sure if I would even get a certificate of completion and lots of hoops to jump through to even try. Think I will just need to loose my buyer and rip it out while also getting a letter of comfort for historic work from previous owners to re market all while trying to keep my new purchase.

    The solicitor said I couldnt get an indemnity policy would need to go to council. Previous work was carried out but we added to it.

    You generally don't need building regs sign off for boarding out the loft for storage, what are they suggesting you need it for? Is it accessed by a ladder?
    What have the local authority advised? Have they said you need to prove the structural integrity of the loft? Or are they saying they see it as a full conversion to habitable space?

    When we bought our house in Scotland about 7 years ago, we received a letter of comfort from the local council about historic extensions, as there was no record of building warrants having been signed off. the extensions would have been about 20 years old by then.
    When I sell I will simply pass this letter on to the buyers - end of.
    Can't the Council come out and inspect whatever has been done and give you a letter saying it is all historic and there are no issues with it?

    Remove the fixed staircase and put in a loft ladder. Then ask the buyer if they want the staircase you have stored in the loft.

    The OP hasn't suggested that there is a fixed staircase. Like I said, I'm really not convinced you need a building warrant merely for fixing some boards to the rafters/joists. Unless it's the velux window which is causing the concern, if that's an alteration?
