I am viewing a property I would really like to rent next week but I know others are viewing it too
Is there anything I can do or say or offer to secure he house for me and not the others ?
Any tips from other tenants ?

Produce evidence that you have a long history of paying rent in full & on-time (eg bank statements) and references from (ideally several..) previous landlords. Smile, be friendly, honest. Expect to be checked up on...

just DO NOT get sucked into a bidding war. There will be other properties, you will get one eventually. Whereas if you try to over bid on this one you can spend the rest of your tenancy regretting it as you watch the £££ flow out of your bank account every month.0 -
I wouldn!!!8217;t be able to offer more rent anyway.
I have to move quickly for a new job and houses that take dogs are few and far between.
Would offering to pay a few months rent up front help maybe ?0 -
If you definitely want it, take it before you even view it. Otherwise you!!!8217;re likely to be on the same wave length as other viewers. 6 months upfront may help, but it!!!8217;s certainly not guaranteed,especially if someone else does add money on.

I would never suggest that someone takes a property without viewing it.
I can understand your thinking that perhaps the OP needs to be quick off the mark but things can be incredibly deceptive.
I often see pictures that are very out of date in rental property adverts simply because the agents use photos from when the place was first marketed,sometimes U would estimate that these photos can be 6plus years old maybe more.Pictures are designed to entice and there is no substitute for the real viewing,even room sizes can look different until you see them
OP you really need to view the property even if it is a short visit, especially if other animals have lived there before you need to get a view of how its worn and even how it smells!
My tip would actually to be try and bring your viewing forward to earlier than next week if possible,the key to securing a good property is being there before lots of others view it.
I hope I've read your post correctly in you are viewing next week rather than wanting to move in next week.
See if there are any viewings this week even if you have to squeeze a cheeky quick one in!

As a LL, I would pick whoever is less of a risk long term to pay or damage the property. My ideal tenants would be a retired couple getting enough of a private pension to pay. No children, no pets.
Next to that, I would pick a family with the most secure jobs, so no self-employed, and professionals. The least children possible.
However, we are all different and another LL could have different views. Just remember that from their perspective, you saying you want it more than the others is not likely to be much of a decisive factor to the LL compared to your financial position.0 -
As a tenant I am full time employed On a permanent contract but I have two sons aged 16 and 9 and a dog - all very well house trained but I guess a landlord won!!!8217;t know that.
I could offer four months rent upfront and a higher deposit.
The agency would not do viewings before this Friday and I know they are showing other people around the house the same day.
Are agents likely to pass on offers of rent upfront to the landlord ?0 -
More times then not I've found it to be the 1st person to put money down reserves it, usually the cost of the admin/reference & the remaining viewers are cancelled.
May not always be the case, especially in overcrowded areas, but worth having the funds ready anyway0 -

The OP is saying this is the only property that will possibly suit. I am answering in kind, whilst also trying to offer some perspective on the situation.
Either it is, and they need to take it NOW, or there will be other ones, which they are saying there won’t be...0
