Dispute with letting agency HELP!!!

I’ll keep it brief - interested in everyone’s thoughts. Here are the key facts:

1. I rented a new build property with my wife and 5 year old for 6 months. £1,500 deposit was held in the TDS.
2. At the end of the tenancy we were given a checkout report.
3. I disagreed with some of the items so I called the letting agents.
4. Immediately after that phone call, they tell me that there was a mistake and they would send me a new checkout inventory... ...guess what... ...with a whole heap of other idefects on it!
5. They inform me that the cost to rectify is £90. I disagree but ask that they release the undisputed amount of £1,410. They agree by email that they will release the undisputed amount.
6. Today, I got an email saying that the bill had gone up from £90 to £1,200 because the ckeaners cannot remove the mark in the carpet. (By the way, I dispute the mark was even there when the tenancy ended!)

Honestly, the place was spotless. You’d never have known that a 5 year old lived there. We treated it with even more respect than we do our own property.

Sensibly I took photos and a long video tour of the property before we left. And the removal men validate that there was no mark when we vacated the property.

I smell a rat a bit obviously difficult to prove.

Anyone had a similar situation? Any pointers you can offer? £1,500 is a lot of wonga! Is it best to go down TDS route or small claims?

    Dispute through the TDS if you have evidence that suggests the damage and marks were not on the carpet when you left.

    That's initially the simplest way forward in the first instance
