Strata homes

Hi

I am looking at buying a house from strata homes. Since they are one of the lesser known house builders, I certainly hadn’t heard of them until recently, I was wondering if any other forum members had bought from them or had dealings with them. The house type I am interested in is a 5 bed detached.

What I am wondering is, what is their build quality and after sales service like, has anyone managed to negotiate any extras and at what stage of the process were you able to do that. If you took them up on part ex, did they offer market value for your house, did the indicative price of your reserved plot change once the plot had been released.

I know that experiences can differ depending on a number of variables and every house buying experience is different, but any advice or experience anyone can share would be great.

Also, your advice doesn’t have to be limited to strata homes, if you’ve bought a new build, please share.

  • Hi - we have recently exchanged on a new build (not Strata).
    We took advantage of the builders part exchange scheme - they offered us slightly below market value initially but did increase this offer after we rejected their first one. We are happy that we have been paid a fair price for our existing home. The builders are now marketing it through a local estate agents and it is only listed for £2,000 more than we were paid for it which I wasn't expecting.
    We negotiated approx £10,000 worth of "extras" on the new build (although I know that they extra's don't actually cost that much!) - we thought it was worth asking as they could only say no and were pleasantly surprised when they agreed to our proposal. It did take a couple of days of negotiations though. In fairness we were lucky because someone had just pulled out of buying our plot so I think they were looking for quick turnaround.
    Now we just have to wait for completion - hopefully Aug/Sept so we can move into our new forever home.
